Appeal to James Creek Homeowners: Support Needed to Urge the Current Board to Reassess the Rushed Fence Replacement Project
Dear James Creek HOA Community Homeowners,
Our current HOA board has approved and is about to begin an execution of a $270,000 fence replacement project, following a period of planning and consultation with a few vendors.. While we recognize this decision is based on their understanding of community benefit, we, 2024 incoming board, believe its hasty execution coupled with inadequate communication to homeowners calls for further evaluation and consideration , especially in light of its considerable financial implications.
Key Concerns with the Current Board's Decision:
Rushed Decision: The entire fence does not urgently need a complete overhaul.
Financial Risk: Draining our reserves for this project exposes us to significant financial risk, potentially leading to additional costs for homeowners.
Lack of Communication: Most homeowners remain uninformed, leaving no time to prepare for the impact on their properties.
Proposed approach from 2024 board:
- Phase 1: Address only the sections posing safety risks or severely deteriorated.
- Phase 2: Assess and implement cost-effective solutions strategically for fences in moderate to good condition

Seriously? At least show us the bids first. This whole thing feels shady.
No one even told us about this project until now. Stop the work immediately and let the new board handle it properly.
270k is insane. our fences are fine. why are they rushing into this without asking us first?
Keep the fences as they are. Mine is in perfect condition and I dont want my dues going up for no reason.
Slow down and fix only what is broken. Dont drain the bank accounts just because.
