Dear James Creek HOA Community Homeowners,

Our current HOA board has approved and is about to begin an execution of a $270,000 fence replacement project, following a period of planning and consultation with a few vendors.. While we recognize this decision is based on their understanding of community benefit, we, 2024 incoming board, believe its hasty execution coupled with inadequate communication to homeowners calls for further evaluation and consideration , especially in light of its considerable financial implications.

Key Concerns with the Current Board's Decision:

Rushed Decision: The entire fence does not urgently need a complete overhaul.

Financial Risk: Draining our reserves for this project exposes us to significant financial risk, potentially leading to additional costs for homeowners.

Lack of Communication: Most homeowners remain uninformed, leaving no time to prepare for the impact on their properties.

Proposed approach from 2024 board:

- Phase 1: Address only the sections posing safety risks or severely deteriorated.

- Phase 2: Assess and implement cost-effective solutions strategically for fences in moderate to good condition

Benefits of Approach Proposed by 2024 board:

- Financial Prudence: Significantly reduces immediate financial burden, safeguarding our reserve funds.

- Community Involvement: Ensures every homeowner's voice is considered and enough time for homeowners to prepare for potential impact on their properties due to fence replacement.

- Strategic Allocation of Resources: Prioritizes urgent needs while planning for future repairs and replacements.

Long-Term Stability: Protects our neighborhood from unforeseen financial strains and potential extra homeowner costs.

- Better Vendor Selection: Provides time to secure more cost-effective solutions.

Regrettably, our proposal was not accepted by the current board and the board is about to begin the execution.
