Mr. Gary Wright, Chief Planner and Executive Director Toronto City Planning Division Re: Public Hearing Notice for Minor Variance Permission (Section 45 of the Planning Act) and 2316-2320 Gerrard Street (File No. A0626/10TEY) – Proposed Site Plan Dear Mr. Wright, We, the undersigned ratepayers of the Upper Beaches are concerned at the above application for the proposed building of 2316-2320 Gerrard Street, with the variances requested. Therefore we reject the application based on the following: 1. The proposal of 32 townhouses is far too dense for the space available at the site, and 82% over the permitted gross floor area. 2. The building depth of the development is 3.3 times the maximum permitted building depth. 3. The rear yard set back is only 1/2 the minimum required setback. 4. The side yard set back is only 1/3 the minimum required setback. 5. The open space landscaping is only 53% of the minimum requirement. 6. The front yard set back is only 1/2 of the minimum required setback. 7. The minimum number of on-site parking spaces is not being met. 8. The minimum amount of outdoor residential amenity space is not being met. 9. The required driveway is not being provided.
