  1. Tioga Opportunities is purposing to build a housing development in Nichols(Lounsberry). We are trying to do whatever we can possibly do to try and stop this from happening. Please sign if you are against this. Tax map #138-1-34 on Stanton hill Road
  2. Tioga Opportunities Inc. (TOI) is looking to utilize HOME program funds to construct 12 single family rental units (individual structures) located on a 7 acre parcel on Stanton Hill Road in the Town of Nichols (138.00-1-37.11). The property is currently owned by BCL&J, LLC. There will be (6) two-bedroom and (6) three-bedroom units, which will be approximately 920 SF and 1,070 SF in size respectively. The units will be printed (Minka) homes. The individual units are intended to be situated on the parcel in a community style/pocket neighborhood setup. This project will target households at or below 80% of Area Median Income (AMI). Three of these units must also serve tenants under 50% AMI. The property will be owned and managed by TOI.

Tioga Opportunities thinks they can just drop these Minka units on us without a real fight. I have been digging through their planning documents all week and the lack of transparency is a complete disgrace.

I feel this housing would be better suited in an area where people can walk to a job... As a child growing up in Lounsberry we use to explore these fields/woods... that's why we live in the country and by adding this development on top of what's already been added (FedEx, Best Buy, Crown Cork and Seal) my nephews as well as other kids won't get to experience what I was able to experience... Plus the field being used is a source of food to a small farmers animals... take that away, the animals lose their hay...

There is no public transportation! To put housing here without that is ludicrous. There isnt anything in reasonable walking distance.

Put this somewhere where people can walk to stores or businesses. We live in the country because we love rural living, not because we want apartments and industry. Every year more tillable land is lost to development, which makes it harder and harder to find good hay for our animals.

There is lots of empty apartments already in surrounding nichols and owego , lets support or locals trying to make a living first

Not a good place for a housing dev. It has to many dangerous areas for kids and destroy wildlife for deer and birds

My husband and I moved to the area to be in the quiet country, and this would definitely have a negative impact on not only our household but everyone in the surrounding area. Subsidized housing does not fit in a rural setting.

Absolutely not! The amount of buildings that have sprung up is infuriating! The trash along the sides of the road is disgusting, the light pollution for us country dwellers is disheartening. Enough building already!!!! These things should be closer to urban areas.
