Concerned residents of Travelers Rest, Watson Rd, Watson Crossing, and Old Buncombe Rd. have joined together in opposition to changing the zoning at the property located along Old Buncombe Road, Pin#0479000101700 and 048000100803 in (portion), from C2 to FRD.

The developer has asked county officials to support this change for the purpose of allowing 53 sites for mobile "tiny houses" to be on a leased basis on this property. Although the plan says 5.3 acres, the proposed plan image attached to this petition places these 53 homes on a 3.7 acre plot with only a 35 ft. buffer to a large creek that is a tributary of the Reedy River.

This zoning change would result in bringing a drastic increase in traffic and population density with little to no change for the current infrastructure on roadways that are already too small for current traffic usage including a small bridge built in 1910 and a heritage location. There is already another approved development that has begun building road cuts adjacent to Watson Crossing and Northcliff with 44 normal sized family homes scheduled to be built. The same road system will have to support this great increase in volume on Watson Rd, Old Buncombe Rd, Hwy 25 (with no traffic light) and 2 swamp rabbit trail crossings.

There have been informal reports (hearsay) of property values decreasing around a similar community in Greer, SC.

The extensive grading that will be needed to complete this proposed development will destroy the natural landscape that creates a natural shaded gorge in which the swamp rabbit trail travels through.

We are not opposed to single-family homes consistent with other homes in the area sold on a permanent basis zoning R6 through 20A
