That 131 Silverstream Road, Crofton Downs should not be nominated by WCC as a special housing area because of its special character that requires a thorough RMA resource consent process to address issues such as landform instability and infrstructure requirements.

I HAVE BEEN SPENDING MY ENTIRE WEEK ANALYZING THE LAND STABILITY REPORTS TO PREPARE OUR CASE AGAINST THE COUNCIL!! THE SHEER VOLUME OF CONCERN FROM THE NEIGHBORHOOD IS PROVING THAT WE ARE READY TO FIGHT FOR THIS LAND!!

This area should not be considered for special housing as it has been designated for development for decades and nothing had been done. All of a sudden it is urgent. I don't think so. This is just an attempt to avoid the RMA which should raise a number if red flags. If it looks dodgy and acts dodgy then maybe it is. As the immediate next door neighbour we have expected it to be developed but we expect it to be done well, to a high standard, not rushed!

We are Crofton Downs residents likely to be directly affected by the proposed development and the current roading, drainage and environmental infrastructure will not support this type of iontensive development. The developers should provide for the increase in the infrastructure including off street parking etc prior to any consents.

I am Chairman of Trelissick Park Group and we are concerned about the effect of sedimentation in the streams through the Park, which is downstream of this proposed development - especially as the land is unstable. We are also concerned about fast stormwater run-off from the hard surfaces associated with such a development.

I strongly support Andrew McLellan's excellent submission to the WCC: Silverstream Road is totally unsuitable for intensive housing.

This WCC SHA proposal fails on so many levels (as lucidly outlined by Andrew McLellan) that it should not be accepted. For many years there have been clear environmental and infrastructure issues surrounding development in this site, that demand and require wider community involvement. I am disappointed by the Council (lack of) efforts in this SHA proposal.

I support this petition. The proposed "Special Housing Area" is a substantial proportion of the Crofton Downs Valley and any development there will have a substantial effect on the existing community. The HASHA Act does not provide for adequate consultation.

The Crofton Downs community is very involved in protecting and enhancing the local environment so we should have some say in its future.
