Please sign this petition in opposition to the cluster development of 920 homes proposed at CR158 and CR 5 known as Independence (f/k/a Bandera). The Public Meeting hearing is scheduled for June 27th at 7p, please plan to attend. The current application for Independence is moving forward even though the Zoning for the property has expired and it is unlawful by State Statute (CRS: 24-67-102) for Elbert County to approve a development application.

The functional limit to growth on the front range has been met and passed. The natural resources (water) and infrastructure do not exist to maintain this PUD for an extended length of time. This is a pending disaster for the buyers, neighbors, and county.

Douglas and Elbert County are already experiencing significant water and traffic issues. Why won't the County Commissioners in both Douglas and Elbert Counties follow their own master plans and stop the insanity. Listen to your citizens and start saying no!

There are so many incorrect statements from this developer, it is back to agricultural, these new homes will not benefit Elizabeth. The mass majority will work, shop, spend money in Parker and surrounding Denver areas. It will only increase traffic that our roads will never be improved for!

I believe there is insufficient infrastructure (decent roads, emergency services, county services) to support the existing citizens of Elbert County, much less, additional residents to the area. Until Elbert County officials improve services for existing residents - new development should cease.

Elbert County Master Plan general policy #2. New Development shall be directed toward existing municipalities, employment centers, rural town centers and rural subdivisions. Improvement of existing communities and neighborhood facilities in these areas shall be encouraged.

As a 16 year resident of Ponderosa Park who uses Road 5 and Rd 150 daily, I am vehemently opposed to the Independence development as proposed. This beautiful property with antelope and spectacular views should have no less than 5-10 acre lots which more fitting to the existing developments.
