This is the third time this property has been presented to the Town Council for Annexation and Development. The first time was for a housing development in 2007/2008. An earlier Town Council rejected a proposal for 80 residences at the property mainly because it is in the 100-year floodplain. It was determined to be cost prohibitive to raise the property to a level where building would be possible. The other was for an upscale RV park in 2017/2018 which was rejected because it didn’t conform to the Master Plan.
We oppose the third try (read the application here) because:
- The floodplain has must be protected
- The wetlands and wildlife habitat still exist.
- The traffic and intersection issues still exist
- Pitkin and Eagle Counties have demonstrated that they understand the land use issues in developing this property
We should not let developers drive the land use decisions in our valley. We support development where appropriate (expertly and publicly vetted) land use has been established for an area, and not just where developers purchase property for the sole purpose of changing its land use to achieve their goals.

Inappropriate high impact development with irreversible consequences to open space, wetlands, and small town character.
This area is in a flood plain and wildlife area, thus not appropriate for development. Moreover, Basalt traffic is already excessive. A development of this size is too large for Basalt's infrastructure.
Too much development! Too much traffic. There are already accidents every day on this stretch of road. We do not have the services and access to support more. We do not have enough access to evacuation.
We need to protect the open land that makes Basalt a place where we want to live. The development in river park is the perfect example of the developers leading policy for profit without community interest. Basalt simply does not have the correct city planning nor the infrastructure to support this type of development.
Too dense, too high a traffic impact. Too close to the water, not a benefit to the community, not in line with the 2050 Basalt Energy Master Plan of having 80% reduction in energy use. These if built will be around in 2050.
Many concerns offset the potential benefits of this project which further threatens the character and utility of Basalt.
There are already way too many cars on Hwy 82 and the surrounding roads. Willits has plenty of housing. Keep the charm of historic Basalt.
