We, the undersigned residents and concerned citizens of Nob Hill and the surrounding areas of Washington County, Arkansas, respectfully petition the Washington County Planning Board and relevant authorities to deny approval of the proposed Genesis RV Park development currently under review.

Our opposition is based on the following significant concerns:
1. Environmental and Ecological Impact
• The proposed development lies within a sensitive watershed area connected to Beaver Lake, a critical source of drinking water.
• Deforestation, increased runoff, and pollution from RV waste systems could threaten the integrity of the local environment and water quality.
• Local wildlife habitats may be irreversibly damaged by clearing land and increased human activity.
2. Public Safety Risks
• Rural roads in Nob Hill are not designed to handle large volumes of traffic or large RV units, creating serious safety risks for residents and visitors.
• Fire risk is elevated in this wooded area, especially during dry seasons. The development could strain emergency services that already have limited rural reach.
• Lack of nearby fire hydrants or consistent water pressure is a major concern in case of emergencies.
3. Infrastructure Overload
• The area lacks the infrastructure to support large-scale, short-term occupancy such as a high-density RV park.
• Potential strain on sewage, water, and electrical systems may lead to overflows, outages, or expensive upgrades—costs that may fall on taxpayers.
4. Zoning and Community Character
• The proposed development is not in harmony with the rural, agricultural, and residential nature of Nob Hill.
• An RV park of this scale could lead to noise pollution, light pollution, and a transient population, changing the character of our quiet, close-knit community.
• This sets a dangerous precedent for similar commercial ventures in unincorporated rural zones.

We, the undersigned, urge the Washington County Planning Board and all relevant departments to:
• Reject the Genesis RV Park development proposal;
• Conduct an environmental impact assessment; and
• Prioritize the voice and well-being of local residents in all land use decisions.

Several new RV parks have opened recently along hwy 412. Nob Hill & Beaver Lake area doesn't need this and the problems it will cause, both environmentally & within the community.

We do not need more transient people in Nob Hill. The RV parks that have been built recently have brought in quite a bit of crime. The limited law enforcement out here does not need the added work. Also, the current infrastructure is not built to handle that much more load. Septic tanks can not handle an RV park and there is not a sewage system. This is the watershed for our drinking water! Nob Hill Road is already too busy.

We don’t want a transient population in our neighborhood. Their are already known issue in Nob Hill with drugs and alcohol related crimes. Traffic can already be dangerous on our road and any added traffic could be catastrophic. This is an area that is meant to be residential not for businesses! We have 3 RV parks within a few miles from our road and 1 more being built by the Sonora bridge. If closer to Hwy 412 that would be more understandable, but not for areas where people have purposely chosen to live and enjoy nature and privacy. Our property values will diminish which will only add to the deterioration of this area. I vote no, and am happy to visit with anyone needed.

As a pastor as it didn't in nob Hill for 8 years The peacefulness and calmness I enjoyed at my home during that time was priceless for the consideration of adding an RV park is ridiculous as others have said the roads are not designed for it and the environmental impacts would be serious. There is no need for another RV park. Let communities be left alone that are already harmonious Don't disrupt the peace or the environment or people's lives, that is what you were going to do if you allow this RV park.

AS the RV park on 412 and Nob Hill Loop has brought increased negative impact to our area. As Blue Springs has felt the added issues from the temp camps there. Many studies have been completed. The added theft of property, drug trafficking, assaults, the increased traffic, all leaving a negative impact on area. The aged infrastructure here would require upgrades at a high cost, as the subdivision planed off bear trap rd. Faced. Leaving that project to end. Requesting a traffic count (current traveling ) reflect the constant demand around the clock. Reaching a tipping point for widening the roads to 2 lanes each way. Negative impacts outway the positives. For this proposed project

Please vote against this RV park that will disturb our community that has been built by generations of families for decades to be the peaceful place that it is. This will disturb the land that families rely on for hunting. Overcrowd the narrow country roads we have. We already have 6 other RV parks within a 2 mile radius we don’t need another one. The one at the beginning of Nob Hill has already added enough traffic and trespassers for the private owner property surrounding it.
