SAVE Payson's Quality of Life! STOP EJD West Development!
We Demand the Town of Payson Planning and Zoning Commission DENY the application for rezoning the 91.6 acres of forest land owned by EJD West Development from R1-175.
The proposed development located on both sides of Tyler Parkway between Underwood Lane and Foothills Circle would have a detrimental and irreversible impact on Payson’s Quality of Life. This project contradicts the Town of Payson General Plan Update 2014-2024:
WHAT THIS REZONING COULD MEAN TO PAYSON:
Current Zoning: All 91.6 acres are zoned R1-175 - minimum lot size of 175,000 sqft maximum density of .24 dwellings per acre. Approximately 1 home per 4 acres.
Proposed: 17.93 acres rezoned to R3 - minimum lot size of 6,000 sqft maximum density of 24.09 dwellings per acre. The preliminary site plan proposes 36 apartment buildings, some three story, 432 dwelling units, and 648 asphalt parking spaces.
Proposed: 73.66 acres rezoned to R1-18 - minimum lot size of 18,000 sqft maximum density of 2.42 dwellings per acre. The preliminary site plan proposes 104 homesites, the zoning could allow 178 lots.
This means once rezoned the property could change hands several times and end up with the maximum number of dwellings once the build out occurs. This can NOT be undone once the zoning is changed and the forests are bulldozed down.
