We, the homeowners, voters, and taxpayers of Jonas Mountain stand together in this petition to stop the proposed commercial development building of a Dollar General Store on 534 and Old Stage Road. That location is nestled in a residential area which features the natural wooded beauty and views of Jonas Mountain and it is adjacent to six residential developments, Mount Pocahontas, Jonas Mountain Estates, Valley View, Indian Mountain Lakes, Stone Ridge Estates and Towamensing Trails.

The Penn Forest Township ordinances 492.1 and 492.322 dealing with Natural Feature Preservation specifically state respectively that “The design and development of all subdivisions and land developments shall preserve, whenever possible, natural features…natural terrain, woodland areas, large trees...” and “All subdivisions and land developments shall be laid out in such a manner as to preserve and minimize the removal of healthy trees on the site.”

This proposed development would be:

1. A violation of those ordinances

2. An infringement on our quality of life

3. An expansion of the light pollution from Sonny’s market

4. Increase dangerous levels of traffic: spoiling a tranquil natural setting and risking our families

5. ***A detriment to our property values. ***

This area does not need another Dollar General as the location in question is literally surrounded by 10 stores, the closest of which is a mere 3 miles away and in a more appropriate commercial sector. Some homeowners avoid Dollar General since they feel the franchise mistreats their employees; others watched their previous neighborhoods be similarly destroyed with a proliferation of unsightly commercial developments and do not want to see it happen here. If this petition should fail to prevent this development, many of the undersigned will boycott this store.

As a new resident to this area- I chose to be here because of the secured nature and the beauty. There are more than enough Dollar General’s in less than a 10 minute drive. The redundancy of this chain being added to this location would be a detriment to the residents.

There is already a Dollar General on 903 a few miles away. This area does not need another. The downsides ( traffic, light pollution, decreased property values and destruction of way of life for others in this residential area) outweigh any possible upside.

We don't need another "dollar" store of any kind in this area. And despite what the traffic survey determined, this is not a good place for anyone coming out of the planned location (especially turning right onto Rt. 534) due to limited visibility and the average speed of drivers on Route 534.

This proposed development, I have recently learned, will back up just about to my backyard. So I'd have to sit on my 2nd story deck and look at a commercial building? This was supposed to be our forever home which we only purchased 2 years ago with our 2 young children.

This is a negative impact on our community and development. I live right there in mt Pocohatas that road is already bad and this would definitely make that intersection worse. Please don’t build another one

Poor selection of area to build a store of any kind. It will become accident central of RT. 534. Winter roads and downgrade will cause many accidents. I object to this proposed project. Terry Muller. Valley View Estates.

What is the latest here? I think there should be signs all along 534 that say “Save Jonas Mountain” and “No Dollar General”. Is anyone interested in organizing this?

The residents of this neighborhood don’t want the store! Who will shop there?
