EMERGENCY MEETING TO STOP THIS PROJECT:

BABCNC Land Use Committee meets this February 12th at the American Jewish University, 7:00pm – 9:00pm

Whereas Charter Oak Lane is a mere 10' substandard walking trail, and any development on such will permanently scar the geography, paralyze our streets for 2-3 years with thousands of trucks, and choke off all fire, police, and para-medic support to the entire Benedict Canyon areas.

Whereas excavation, development, and ,construction, on 10016 Charter Oak Lane presents a clear and present threat to our safety, environment, and all emergency services to our entire community.

Whereas the City of Los Angeles building codes prohibit construction on a street greater than 10 degrees and Chatter Oak is 26 degrees,

We the undersigned demand that the City of Los Angeles does not approve any permits, variances, or exceptions to enable such. We strongly urge that the Los Angeles Department of Building and Safety reject all of the zoning entitlements requests for building a multi-story building, on a 13,200 square foot lot re the developers per ZA-2015-1829-ZAD.

This project would open the floodgates to even more construction, destroy the last remaining green spaces in our Canyon, and represents a threat our entire eco-system, wildlife, and the whole Santa Monica Mountain area. We must save our community from the public menace that this project presents and learn from the mance that resulted in the Campfire and Paradise calamities before it is too late.

The feedback from community members regarding the environmental risks of this development continues to reinforce the urgency of our mission. I am currently coordinating with local representatives to ensure the regulatory concerns regarding our narrow roadways are formally addressed.

Absolutely impossible to build this without permanently disturbing the environment from wildlife & fauna to water table & drainage. More disturbing is the gridlock and absolute implausibility of emergency access. This is a 10' wide paper street at a 30 degree slope. How this is even being considered is insane.

Stop mansionization in Benedict Canyon! Benedict Canyon is subject to flooding because of the concrete buildings built to the maximum allowable size limit on small lots. This prevents falling rainwater from percolating into the soil and saturates the surface of the earth, which eventually subsides as a mudslide.

The hillside ordinance was enacted to protect the environment against projects such as this proposed development. There is no legal justification to grant any variances to permit development of this magnitude.

A building permit for 10016 Charter Oak Lane was filed and REJECTED back n 1999, Nothing has changed regarding this. The street in question is no moe then a glorified alley measuring less then 10 feet in some places. This a unbuildable lot with very limited access and a permit to build should be rejected immediately for the same reasons given back in 1999.

This is a disastrous project that should concern all resident of the area. I'm also very concerned about the governance process which has allowed it to get so far without proper neighborhood notice and input

This is not a place for a construction. There are private homes on this narrow road and this will create congestion and headache for years. There isn’t a property here that can be developed safely, quickly or strategically. This will disrupt the land and the animals living up there and prevent us from getting emergency services when needed due to trucks blocking the one lane street of westwanda.
