When we bought our house 13 months ago we were told my Nielson Construction that all of the land around would be single family housing.

This parcel was zoned within the last 2 years. The zoning commission was correct for zoning this parcel for businesses and rezoning for apartments is inappropriate for the area due to many reasons

Please do not rezone this area for apartment complex development. We moved into this area because it was family-friendly and were assured it would remain single-family dwellings. Increased traffic and all the water issues in this neighborhood are major concerns with rezoning this area. Please leave the zoning as-is.

We do not want this apartment complex in our neighborhood. Traffic at 22nd and Ellis will be horrific and there will be cars parked everywhere along 22nd creating driving hazards. Please donot approve.

Multi-family dwellings have higher crime rates and increased calls for service from Law Enforcement. Additionally, it does nothing but drive down property values but because, guess what, people don’t like spending 350k to live next to apartments. This is nothing but land owners being greedy.

I spoke at the meeting, and asked the City to defer the decision until the developer provides a full and complete site plan. Immediately after I spoke, an attorney spoke on behalf of the community and also requested a deferral. I would like to contribute funds to the attorney fees. I would like to know if someone in this group has a fundraiser setup so I can contribute. I would also like the person who is the main point between the attorney and our group to please get in touch with me, so you can share my emails from the City of Sioux Falls with the attorney. As stated at the hearing, I am a civil engineer. On November 28, I provided comments regarding the entrance locations, engineering standards, and noted in a rebised site plan submitted by the contractor was incomplete. I received a response one day before the hearing and was told the site plan would be changed. I asked the City to defer the item until the developer provided a complete site plan and to allow people time to review it. Albert Schmidt, Urban Planner City of Sious Falls, responded by stating, "please note that on order to apply to rezone a site plan is not required." The City refused to make the developer provide a site plan, refused to defer the vote, and refused to allow residents time to review the major changes. Obviously, a site plan is required by the City's process, as it is included in the application and states it is a requirement in the supporting guidance. I would like to share these emails with the attorney. In looking at the site plan, I have some major concerns from and engineering standpoint, which I didn't have time to dig into at the meeting because it was the very first time I saw the revised plan.
