Final supporters
Mr. Donald Cheeks as trustee for the irrevocable trust of Deborah Cheeks, along with developer Matt Mills with Southeastern Company, submitted two zoning applications to Columbia County, Georgia, referenced in File # RZ16-08-06 and RZ16-08-07. The public hearing will be held 18 August 2016 to discuss a proposal to rezone property along Bettys Branch from R2 to PRD to accomodate more homes in smaller lots. There will also be discussion to turn property adjacent to Stratford subdivision from R1 to R2 to accomodate an entrance/exit to the proposed River Oaks Subdivision, turning Hardy McManus into a 4-way intersection at the entrance to Stratford. The proposal addresses the construction of 162 units in lots as small as 60 foot. The entrance will be less than a 100 feet from a child day care center on a 45mph road. The current state of Hardy McManus is already unsafe for the daycare, the residents and the school children at Riverside Elementary. By increasing the number of residents and the amount of traffic the situation is bound to get worse, making entry on Hardy McManus from Stratford during peak hours nearly impossible.

We oppose the r1 to r2 zoning request for the property across the street from the Stratford entrance on Aylesbury Dr. Need to fix current traffic issues on hardy McManus before adding any new development. It is VERY difficult to turn left out of Stratford now.
Hardy McManus is already busy/dangerous enough and it already takes forever to exit the Stratford and Hardy Point neighborhoods. Lower income R2 housing is also not welcome in this area as it encourages crime and lowers the value of surrounding houses.
Stop the building. Let's develop a sustainable and well thought out growth plan and let the citizens of the county steer the growth rather than the developers whose goal is primarily to make money not improve the current residents living situations.
I do not want the Hardy-McManus area tone rezoned. There is heavy traffic already on a two-lane road. The road can't handle that amount of traffic, especially with left hand turns. We have had numerous accidents on this road. The reining is a terrible idea.
As the mom of a new teen driver I worry more about him turning onto Hardy McManus then anything else. The congestion in the morning and around the 5 pm hour is terrible! Please do not add more homes to the area. HM can not handle more traffic!
Can't hardly get out of the subdivision now!!
Stop the insanity that is out-of-control suburbia in Columbia County. Focus on the terribly lacking infrastructure and the lack of safety therein! Think ahead before expanding!

This type of hyper-growth serves only to line the pockets of realtors, developers, and some politicians. It will further the problems of over-crowed schools, and roads in Columbia County. More dense housing equals more people who pay less taxes.
