08/27/2026, the powerful law firm Cobb Cole succeeded in getting a crucial rezoning approved for the land directly in front of our Masters Glen entrance. This means a developer is now moving forward with plans to build a two-story townhome complex right at our main entranceway!
We already have an overwhelming amount of half-empty apartments and townhomes suffocating Daytona Beach. Adding high-density housing here is an absolute eye-sore and will cause massive traffic bottlenecks at our front gate.
BUT THIS IS NOT A DONE DEAL. Ground cannot be broken yet!
The developer only won the "conceptual" right to build. We can still fight, delay, and stop this project by targeting their next administrative hurdles:
The Site Plan Review: We can flood the City's Technical Review Team with engineering objections regarding building layouts, safety hazards, and dumpster placements.
Traffic Concurrency: We can legally challenge their traffic impact study to prove this will create dangerous bottleneck delays on International Golf Blvd.
Environmental & Flooding Rules: We can challenge their stormwater and wetland permits through the St. Johns River Water Management District.
The 30-Day Legal Clock: We have exactly 30 days from the moment the city signs this order to file a legal appeal (Writ of Certiorari) if the city made procedural errors.
What we need right now:
Unite: We need every homeowners in LPGA to voice their concerns to our HOA board.
Organize: We need to collectively fund an independent land-use attorney to review our legal appeal options before the 30-day clock runs out.
