Petition against the Adams Property Subdivision

The residents of Sunset Park Subdivision and/or Nolensville, Tennessee, as evidenced by their signatures below, hereby petition the Nolensville Planning Commission and Board of Mayor and Alderman, hereinafter "BOMA" to consider the items listed below, in either approving or denying the prerequisite permits for the development of the subdivision being proposed to the BOMA known as the "Adams Property." The Petition respectively requests the Nolensville Planning Commission and BOMA to consider, discuss, and hear oral presentations, on the following items:

1. The Adams Property should not be solely and exclusively, connected to the Sunset Park and Brittain Downs subdivisions;

2. The Adams Property should have their own signs and markings, creating their own entrances and exits to avoid even the appearance that it is related to or otherwise appear, that it is part of Sunset Park Subdivision;

3. The Nolensville Planning Commission and BOMA should require an environmental impact study on the effects that construction will have on at least one Natural Spring/Wetlands Area that runs behind the homes in Sunset Park and connects to the Applicant's Land in addition to at least one sinkhole on this land.

4. The Nolensville Planning Commission and BOMA should inquire to potential flooding issues, specifically, the water flow paths from the higher elevations down to the man-made retention ponds. Presently, there are no man made water flow paths, which permits the water running downhill, to take any path it desires. This water path flow behind the homes on Clifton JohnstonCourt, runs directly into the Natural Spring/Wetlands Area, which is standing water from the natural spring over a large area of land. In mild to heavy down pours, this area leaves the water flow path and floods that immediate area. In addition, its creating a healthy environment for pests and flooding yards.

5. To the extent that the Adams Property is connected with the Sunset Park Subdivision, the newly constructed homes should be on the same lot sizes as Sunset Park's homes, as the current plat plan indicates lots of 20,000 square feet or greater. In addition, the newly constructed homes should be comparable homes to Sunset Park homes, in price comparison, square footage size, and quality of construction. Such as, the newly created subdivision of Sherwood Green, as built by Regent Homes. This is especially important, if the Adams Property development is connected with the Sunset Park subdivision.
