Pond Meadow LLC is proposing to build 20 residential units on a 2.1 acre parcel at 39 Shelton Road. The land is now zoned for Residence-1 (R-1) or one dwelling per acre. This project would (1) endanger the wetlands existing on the parcel, (2) endanger the adjacent 3.4 acre Shelton Land Conservation Trust, Bushinsky Arboretum, (3) create hazardous and overcrowded traffic conditions at an already busy intersection, (4) create an eyesore at 3.5 stories in an otherwise single residential area and (5) set a disturbing precedent for allowing dense multi-family housing on any current R-1 parcel in Shelton.
WE THE UNDERSIGNED DO HEREBY OPPOSE THE PLANNED DEVELOPMENT DISTRICT OVERLAY OF R-1 ZONED PROPERTY IN SHELTON, CONNECTICUT AS PROPOSED BY POND MEADOW LLC FOR THE ABOVE REASONS AND URGE THE PLANNING AND ZONING COMMISSION TO DENY THE APPLICATION OF POND MEADOW LLC.
This project would be a detriment to the overall neighborhood. This site lies within a residential district and would produce significant negative consequences for the surrounding area including dangerous traffic flow from the Route 8 Connector and Bridgeport Avenue and conservation concerns. This development would also violate an important dividing line between residential and quasi commercial uses.
