Hello 740 Fulton Unit Owners,

We all agree that lobby renovations are needed, but there are still many concerns among owners about the scope and cost of the proposed renovation project, which now exceeds $1.8 million dollars, including a $1.1 million special assessment, a $200K depletion of reserve funds, and the association taking on $500K in additional loan debt.

We have created this petition of the special assessment to ask the board to reconsider this major expenditure. A summary of unit owner concerns is linked here.

If you have similar reservations about the special assessment and scope of the project, please sign this petition with your name and email address and include your unit number in the comments section.

If 20% of unit owners respond by January 8, a meeting will be called to hold a formal vote to determine whether or not a majority of owners are in favor of the scope of the current project and the associated special assessment.

Thank you for your consideration.

Your 740 Fulton Neighbors

Updates

December 30, 2024

I have compiled the formal list of concerns raised by unit owners and submitted them to the board for their review. I am currently waiting for their response regarding a timeline for a formal vote on the renovation project.

December 30, 2024

We have reached the threshold required to formally trigger a special meeting with the board. I am currently drafting the official notification letter to ensure all procedural requirements are met for a vote on the assessment.

Please on work on what is needed. Like plumbing patio doors that have settled and issues that affect water.

Apartment 809. Updates are needed, but the plan is too much. Not to mention the designs are already very dated and old looking. Will not age well AT ALL.

I agree the renovation amount is far to excessive and needs to be rethought. I also have a parking spot

I think this is completely too extravagant of an undertaking for the residents in our building. A simple spend to maintain & upkeep the striking look of our lobby We only should be concerned with maintaining the original architectural integrity laid down for us by the developer that made this great midrise building so uniquely classy and welcoming. That should be all we need to worry about and pay for. I don’t understand why some neighbors here just really want to compete with newer buildings in Fulton Market. This plan clearly not in the best interest of the majority of the residents living here at all.

Excessive in price. No proof that it would increase my property value especially an increase that would match the special Ssesment
