
Petition to NCC Limited Chairman to provide all promised features and amenities at NCC Urban One Narsingi Project


NCC has failed to deliver on most promised features and amenities at the Ncc Urban One Narsingi project.
This petition is to intended to alert the NCC Management and Board about the serious flaws in this project.
Buyers immediately demand the following -
1. Full ship elevation as per original design on all the buildings including 7 storied buildings.
2. Under/below counter type wash basin as well as powder coated top hung shutter with ventilator provision in all bathrooms as per brochure and AOS.
3. 2 nos Mitsubishi lifts for each 18 storied tower and 1 nos Mitsubishi lift for each 7 storied tower.
4. Existing lifts cannot be used for move in and move outs, nor can they be used in emergency situations to transport patient in a stretcher. Accordingly, NCC should provide a suitably sized service lift in each Tower.
5. Fully functional club house with all amenities as per brochure and AOS.
6. Complete and unrestricted access to Wing 2 and Wing 3 of Club House (55000 sft) and seamless linkage to Wing 1 in all floors. All clubhouse facilities should be dedicated only for NCC Urban One residents.
7. Access to all tower basements from lower level entry access road
8. Full sized amphitheater to be located in party lawn behind club house instead of small amphitheater located opposite to gas bank near tower 4 which is a potential safety hazard for residents and children.
9. Payment of monthly compensation including payment of all accrued compensation arrears with immediate effect. The accrued compensation upto 30th June 2018 should be paid on or before 30th June 2018. Monthly compensation should be payable before 5th of every month, starting July 2018 until the Phase I is fully ready for handover with all promised amenities delivered and Occupation Certificate obtained.
10. All facilities and amenities promised in the AOS and brochures should be fully delivered and should meet acceptable standards and quality considerations.
11. The balcony grills present a safety hazard, which is absolutely unacceptable. The current proposed solution by NCC to increase the grill height is flimsy and completely ruins the look of the flat and towers. NCC should instead provide toughened glass abutting the grill in the balcony. This will not only provide needed additional safety but will significantly improve the look of the towers and individual flats. just a small additional cost in providing the toughened glass facade for the balconies will go a long way towards increasing the overall appeal and market value of the project.
