We believe that we are being unfairly warned and informed of the recent request for a 35% increase in common charges, as well as a $200,000 special assessment.

We respectfully petition the Belle Shores Condo Board to sponsor a special meeting prior to the request for payment (May 1) so that they can explain in detail our past, present and future financial situation. As per Article 2, Section 10 of the by-laws, which states 'It shall be the duty of the President to call a special meeting of the condominium upon the presentation to the secretary a petition signed by a majority of the residential units owners'.

We are requesting that a complete monthly breakdown of the income and expenses over the past 3 years, as well as the projected next 3 years, be presented to the community prior to any payment invoices reflecting any increase or special assessment are requested of the homeowners. This includes how these decisions were voted on by the board and the results that were made by the board.

We further request that any repairs that have been done, or need to be done that may have influenced our current financial situation, are presented to us. This should include the scope of work that was sent out for bid, the bids that were received, as well as how these decisions were voted on by the board and the results that were made by the board.

To assure that our investments are being properly looked after, we request a detailed 3 year maintenance program that will help mitigate the need for unexpected repairs, and assure that Belle Shores Condominium is being properly maintained.

We request that the above mentioned documents be delivered to all homeowners at least 1 week prior to the meeting date so that homeowners have time to review all documents prior to discussing them at the requested meeting.

Finally, if the above requests are not met, we respectfully decline to pay any common charge increases or special assessments requested, and petition that there be no penalty, late fee charge, or liens placed on our homes as a result of our actions.

Ridiculous. we deserve to see the bids and the invoices. stop hiding behind the bylaws and talk to the people paying for this roof over our heads.

35% is absolutely insane. my property value is already struggling and now you want us to pay for bad management without showing the receipts? show us where the money is going.
