As a concerned property owner, it is troubling to not know how our funds are being managed in the Arrowhead Beach Property Owners Association [APOA]. Our right to this information extends beyond a mere desire for transparency; it is a legally mandated requirement.
We hereby formally request the APOA Board to provide a detailed financial statement to all property owners. This report should comprehensively outline all income sources, including dues, insurance payments, interest income, and other funds received, accompanied by clear explanations of their origins. It should also include a thorough expenditure breakdown, detailing how association funds have been allocated and spent. In addition to any specific information that is required by the bylaws to be assembled and reported to the lot owners at specified times, the association shall send an annual income and expense statement and balance sheet to all APOA members.
In accordance with North Carolina General Statute § 47F‑3‑118., the disclosure of such financial information is a legal requirement. However, we are deeply concerned that these reports have consistently been withheld, depriving us of the transparency we are entitled to.
In today’s climate, where fiscal accountability is paramount, we believe it is essential for property owners to have a clear understanding of how association funds are utilized. Transparency empowers us to participate actively in decision-making processes and ensures responsible financial management of APOA resources.
We, the undersigned members of the Arrowhead Beach Property Owners Association, believe that transparency and member participation are crucial in the allocation of association funds. We propose that all expenditures not specified in the approved annual budget and not of an emergency nature be presented to the members for a vote. This ensures that property owners retain their rightful voice in decisions that impact the community's financial resources and priorities
It also allows us to raise concerns, propose improvements, and request changes where necessary. Property owners should have the right to vote on expenditures that fall outside the annual budget to ensure alignment with our collective priorities.
With these considerations in mind, we urge all property owners to join us in signing this petition. Together, we can demand transparency, accountability, and a stronger voice in the financial stewardship of our association.
About time someone looked into this. we pay our dues on time every year but have no clue where the money actually goes. stop hiding the books!
