On behalf of the residents of Battery Heights Condominium, we are writing to formally express our collective concerns regarding the proposed increase in condo fees and the $3,500 special assessment.



While we recognize the importance of maintaining and improving our community, the significant increases proposed will place an undue financial burden on residents. To better understand the necessity of these measures and explore alternatives, we respectfully request the board provide the following:

• A detailed breakdown of the projects or expenses driving these increases.

• An explanation of alternative funding options considered, such as loans or phased fee adjustments.

• Evidence of efforts to reduce operating costs, including adjustments to the budget, to minimize the financial impact on residents.

• Justification for uniform assessment amounts across all unit types, despite potential differences in property size, value, or resource usage.

• Clarification on the association’s rental properties, including an explanation of why selling them has not been considered to address the funding shortage.



Additionally, as a cost-saving measure, we propose the following options:

1. Transitioning the onsite management office to a virtual or offsite operation, which would reduce overhead costs while maintaining effective communication and support for residents.

2. Implementing smaller, phased increases in condo fees over a 2–3 year period to ease the financial burden.

3. Exploring financing options to address short-term cash flow needs while maintaining reserves.

4. Temporarily closing the community pool for 2-3 years to significantly reduce maintenance, staffing, and operational costs until the financial burden eases.

5. Holding an open meeting with residents to discuss these financial challenges and collaborate on potential solutions.



Transparency and collaboration are essential for fostering trust and ensuring that decisions reflect the best interests of all residents. We kindly request a detailed response to this letter by December 15th, 2024 along with a commitment to engage with residents in an open and constructive dialogue.

I'd like to know what we're getting for this increase? New windows? And I agree the condo office can be sold and those working there can work remotely. That $280,000 will help offset the reserve deficiency. I've owned several condos over the years and a loan for the deficiency is also an option. Many condos do this. Also, shopping for different insurance, trash removal, landscaping, etc should be done. The landscapers here are horrible. We use the balcony door to our unit and it's unusable 1 week a month in the summer due to the high grass. I've not seen any improvements in the landscaping in the 4 1/2 years I've lived here.

When if ever was the last (required) Reserve Study done in Battery Heights. I believe that is a requirement to be ordered by the Management Co. This Study prepares the Association for a successful future.

I support many/most of the observations and potential solutions suggested by this petition. There was little information in the letter explaining the current circumstances and options that were explored. Very much appreciate the respectful tone and serious considerations by the drafters.

As an owner and resident, I do not use the pool. I would rather keep the cost of fees affordable than have a pool. Fees have already increased by $50 a month in the two years of owning my condo. A 24 percent increase would greatly impact me and the other owners. There has to be another way.

I am on 100% disability... my income is very fixed and less than 1100/ month. Is this a one time assessment or something we need to budget for each year... 600/ month is not doable ... what is being done to help those on fixed incomes in our community...

This assessment is completely unfair to all owners. They will be forcing many homeowners to sell what we've worked so hard to get. This is outrageous.
