The city of San Marino is requesting to change zoning from R-1 residential to C-1 commercial so a developer can build nine condominiums on a 1 acre lot. Taking advantage of a law not intended for that purpose. R-1 zoning requires a 9,000 sf lot for building residences BUT C-1 zoning allows for building residences on 5,000 sf lots. The developer also requires a Variance in order to build the 3365 sf condominiums. This redevelopment will set precedence for future developments.

The city council expects us to roll over and let these greedy developers destroy our neighborhood character for a quick profit. This surge in support proves they have vastly underestimated our resolve to stop this illegal zoning change.

This is ridiculous. We moved to this neighborhood for the residential feel and not to have condos crammed into a tiny lot. Stop the greed.
Hope the city council listens to us for once. We have lived here 20 years and dont want the traffic or the density. Please say no.
I am so thankful to all those who have signed this Petition. A lot of people I don't even know. I so appreciate that the residents of San Marino feel as I do on this redevelopment. Please keep passing the word. There is a Planning Commission Meeting on June 25 at City Hall 7.00pm this will be discusses. I hope many of you will attend and bring a neighbor as well!!
Bad idea. Once they start rezoning these lots where does it end? Need to protect our home values and sanity.

The property has always been an R-1 lot. Only through a 1962 variance, accepted by the neighbors, was the building allowed to be built. Avery used it as their executive offices and with the addition of the 1985 covenant the East West Bank was also able to use it, as it’s executive offices. The sole reason for the variance and the covenant was to protect the neighborhood, and keep it residential while allowing for a business to have exclusive executive offices. Now with this submitted redevelopment everything San Marino stands for is on the line. The lack of compatibility with the adjacent homes is obvious. The neighboring properties reflect the 23.02.10 San Marino City Code. The San Marino City Codes for R-1 lots just does not allow for a 3365 sf home on a 5,500 sf lot. This redevelopment will be setting precedence for future developments in our city. This would be a tragedy that could not be reversed. In order to keep the character and integrity of San Marino, and what it stands for, it is important to remain a community of single-family homes. San Marino is known world wide for its unique reputation as a residential community of beautiful homes on large lots. Where we value privacy. The City Council’s own statement says in part, ‘The founders of this city wished it to be uniquely residential - single-family homes on large lots surrounded by beautiful gardens, with wide streets and well maintained parkways.’
