I live at 116 Amburn Drive and take Farris and Montvale to work every day. This would be a major traffic issue and as well as a disturbance to the peaceful area we live in.

My family has lived on Farris Road for forty one years. I am concerned with the drainage problems the new addition will cause. They are using a sink hole for the drainage on the section that has been graded and this will contaminate the wells in this area. Another concern is there will be no place for children and pets to play due to the size of the lots.

We have lived on Farris Road since 1977. Over the years, we have seen the traffic on Farris and Montvale increase with each addition. Until I retired, I was one of the many trying to get into Maryville@7:30 am.
I retired in 2011. At that time traffic would be backed up from the traffic light at the intersection near Victory Baptist all the way to Farris Road. I cannot imagine how it would be with the addition of 38 more families. Plus, the additional homes that are already being started at the end of our driveway.

The proposed development does not meet the criteria for a Section 9.C. special exception permit since it will clearly injure the value of adjoining or abutting properties and will not be in harmony with the area (as evidenced by this petition). Further, the planned development is not in conformity with the land-use plan since "Residential" zoning requires low-density building, and because the property abuts "Estate" and other single family "Residential" lots that were purchased in good faith based on the zoning map established in the land-use plan. The proposed units would also endanger public safety and impact public services as noted by others below. This is simply not an area for high-density housing and a zoning exception is not needed as the land can certainly be developed as it is currently zoned.

I am writing in protest of the rezoning for the townhome development. I live on S Heritage and Montvale. Currently there are about 3 accidents a year when a car crashes into my side yard. I am highly concerned that this proposed development will increase this rate significantly due to the increase in traffic volume and pose a risk to the safety of the community. I am also highly concerned about the negative impact on my property value. I would not have purchased my current property if this potential existed at that time.
Unfortunately I am attending a medical conference out of state on the date of the hearing and cannot personally attend the event. I am opposed to this rezoning proposal due to the public safety concern and property value concern as stated above.

I agree with the above information. We live immediately across from the proposed Montvale property. At baseline we have responded to numerous wrecks in our side yard at all hours of the night. This property proposed is certain to increase the dangers at this location as well as profoundly impact our investment in the Heritage Hills neighborhood. We kindly ask that you consider denying this rezoning request. We would not have invested in this property had we known that the zoning protections of this property location would be altered. We would be in attendance for this meeting were we not out of town on planned vacation.

I have 2 daughters that travel Farris and Montvale Rd. daily going to school and those 2 roads are crazy enough. MPD already has to put out the mobile speed detection to slow people down and you want to add another 80 to 100 vehicles to this area full of kids and teenagers. Please don't !!

This project is too dense for this area. Montvale Road is already a death trap with narrow roads and too much traffic. The last thing we need is MORE traffic entering, exiting, and speeding along Montvale. Maybe if they add a traffic signal and/or widen Montvale Road, then it would help.

Townhouses do not fit in to the single family zoning in this area, and traffic safety is already a concern when pulling out onto Montvale Rd in this area due to the blind hill/curve.

My wife and I live at 2011 Farris Road. And looking at this with tape measure in hand, it appears that the structure closest to our property will be approximately 40-45 feet away. We bout this home this past November, because it is in a single dwelling residential area. Maryville seems to be building all homes on top of each other these days. Traffic noise is another concern, being that it is already loud from both Farris and Montvale Roads! Both roads are already heavily traveled, with already having safety concerns.
