We the residents and property owners in the Irene Neighborhood, strongly oppose the proposed application for Major Modification by Shelby Equity Partners LP for the property known as Forest Creek PD, Area 1 West.
After several conversations and meetings with the developers to promote a compromise, the developer refused to entertain any of the requests for a reduction in density or larger lot sizes.
Our opposition to the Developer’s current plan is based upon compatibility with nearby single-family developments and the overall character of the proposal. Specifically, the developer has stated he will not go below 100 lots. The proposed 100-lot development will create a development that is unrealistic in market value and quality. The proposal not compatible or in character with the surrounding single-family developments.
The developer claims that no other uses will go in this location are insultingly false. We strongly urge you to join us in this effort to defeat this proposal.

The momentum we have built shows that Shelby Equity Partners cannot simply ignore the Irene neighborhood. These developers think they can steamroll us with an appeal but our unified opposition is proving them wrong.

This proposed development should be rejected. The density, questionable parking/access & vague HOA requirements/responsibilities will lead to undesirable conditions. The proposal will have a substantial adverse effect on the character of the surrounding residential subdivisions and traffic. What is needed is a smart development proposal that enhances the quality of life for future residents within the proposal area & the surrounding areas. 9178 Forest Island Dr. N.
I strongly oppose this development. It is not in keeping with the existing neighborhood, would be highly problematic for the neighboring senior housing, and would greatly increase traffic congestion. The developer has been completely inflexible in attempts in attempts to discuss potential modifications.
This addition would end up deteriorating our small community. And would be horrific for the retirement home adjacent to this property.
I strongly oppose this development which will severely increase traffic and other activities not compatible with this area as well as negatively impacting the property values of our homes.
Community met with the developer and developer said he would not make any changes to development. We ask for more green space and less density. The proposed development is not in keeping with our community.

I am strongly opposed to the developers plans. They do not keep to the nature of the surrounding neighborhoods and would cause the existing homes to go down in value. All of the homes in this area have large lots and way more square footage than they have planned. They need to comparable to the homes that currently exist in this area.
