We, the homeowners of The Parks at Stonecrest & The Terraces of Stonecrest, petition the community to collectively work together to address the mounting concerns that many homeowners have with the Declarant and their negligence in ensuring business for our community is done in the best interest of the association.
Several concerned owners met on Saturday, January 4, 2020 & again on Sunday, January 12, 2020 and would like the Community’s support in drafting a letter to the Declarant requesting the following:
1. No assessment increase for 2020. While we understand that at some point a fee increase may be warranted, many homeowners do not feel that the current management company has managed our funds appropriately when it comes to expenses such as removal of holiday lights, pool phones, landscaping and the excessive management fee. Additionally, many feel that contractors are being paid by the management company for services they have not performed, which is negligence on the management company’s part for not verifying the work and not something homeowners should be held financially liable for. For these reasons, the dues should remain as they were for 2019. Once a management company has been hired that is transparent and responsible with association funds, a homeowner is on the Board that can communicate the needs of the community to the Declarant and the Declarant takes the homeowners concerns into consideration, when determining the budget, the increase can be revisited.
2. Terminate Exclusive Management and remove an on-site manager from our property. This management company has been dishonest, they are unresponsive, they practice selective enforcement, they are unprofessional and disrespectful when communicating with owners and the list can go on. The management company has set a precedence of “us” against “them’’ and has made our community divisive and a hostile community in many ways. Per Article 10 (10.11) of our Declaration, as a homeowner, we should be able to enjoy our homes without disturbance of our peace, safety,
comfort or serenity. Unfortunately, this management company’s practices have become a nuisance to many homeowners. As homeowners, we must abide by our governing documents and any contractor, including the management company that is being paid with our funds should operate our community by following these same documents. Additionally, there is no immediate need for a full time, on-site property manager. The Property Manager can be offsite with monthly visits to the communities.
3. To have a homeowner on the Board w/ the Declarant or the Declarant create an Interim Board to work directly with the Declarant/Management. The above two items identify the need for a homeowner to sit on the Board with the Declarant or for an Interim Board to be formed. However, the main factor is our community needs representation on the Board to ensure that our best interest, as homeowners, in this community are being met.
We ask that all owners please work with us to get our demands met by signing the petition below, as we would like to mail an official letter with our demands to the Declarant within the next 7 days.

Seeing the count climb toward one hundred shows that my neighbors are just as tired of this mismanagement as I am. We need to reach this milestone before we present our list of demands to the Declarant to prove they cannot ignore our concerns anymore.

I agree with the petition. Most concerning, when all subdivisions were decorated for Christmas, our's were not. This is a first, so no increase, and we need the on-site manager removed. I called and left a message 2 months ago, and I am yet to get a call back
3313 Sweet Maple Walk I support this petition!! EM is terrible. $150/mo and they can't even mow our backyards? Not a chance...
I agree about the increase of the fees. I was one of the original owners when there were fewer homes and still paying the same fee today. Cannot understand with less homes, why more.
I do not see any evidence supporting an increase in the HOA fees. When I drive into the subdivision from Turner Hill Rd, the landscape is worse than it was in 2016. My small yard is not being maintained. The gym does not have great accessible hours for working people. Exclusive management does not respond to certified letters. I agree with this petition.
I am not happy with the current management company at all. I am still waiting on a response to e-mails and phone calls I sent back in May of 2019. The increase in HOA fees is ridiculous, especially when the bare minimum is not being handled.
Yes I agree she is very rude and disrespectful on how to speak with adults. We are not children, why will we continue paying on things we or our children cannot have use of it’s stupid and nonsense.
Please people let's unify to make it happen!!!

I really don't see why we have to wait to develop our own HOA. We do not benefit from Exclusive . We are not included in any decision making but we live here.
