Dear Board Members: We write this letter to request the Mandalay on the Hudson Condominium Board’s (the “Board”) assistance in addressing a grave problem affecting all of the residents in the Mandalay. As you are aware, each winter, a significant number of apartments in the building have been utterly frigid (the PTAC heating units are insufficient) and electricity costs are exorbitant. A number of residents are paying in excess of $500 a month in electricity bills during the winter months. Besides posing obvious health risks to the residents living in the affected apartments, this problem threatens to wreak havoc with all of the unit owners in the building. The frigid conditions in our apartments have already caused numerous residents to leave the building and made potential buyers reluctant to purchase. Nobody wants to move into a cold apartment and potential buyers who are informed of the conditions in the Mandalay will not bother with trying to distinguish which apartments are more severely affected than others. Other than speculation, nobody has been able to identify the cause(s) of the problem, let alone outline potential solutions. It may very well be that the solution is simple or more complex. Given the gravity of the problem confronting all residents of the Mandalay and the apparent lack of understanding of the cause(s), we urge that the Board commission a qualified engineering/architectural firm to conduct an investigation and analysis of the problem and prepare a thoughtful written report which: (1) identifies the cause(s) of our frigid apartments; and (2) proposes detailed building-wide and individual solutions and their associated costs. It is only after we are able to better understand the cause(s) of the problem that we can begin to figure out how to determine a solution that is in everybody’s best interest. As our representatives, we ask that you assist us in addressing this challenge. We look forward to your prompt response.
