Bellway state that roads are cleaned daily. Evidence, including CCTV, shows this is not happening consistently.

2. Snagging Delays and Poor Site Management

Snagging issues are delayed for weeks or months with no clear timelines.

High turnover of site managers results in no continuity or accountability.

Residents are not informed when management changes, making communication ineffective.

Homes have been occupied for 12–13 months with unresolved issues still outstanding.

With only a two-year internal warranty, delays risk pushing issues beyond coverage.
3. Unacceptable Practices and Lack of Transparency

Defective materials are being moved between properties rather than properly resolved.

Residents have witnessed items such as faulty doors being swapped between homes.

These actions have been denied despite direct observation, raising serious concerns around transparency and integrity.
4. Trees and Landscaping Neglect

Trees planted across the estate are dying due to poor planting and lack of maintenance.

If unresolved, replacement costs will fall to residents via the management company.

This is unacceptable given these features were part of the development offering.
5. Homes Handed Over with Known Defects

Properties are handed over with visible and unresolved snags.

Responsibility is pushed onto residents to raise issues that should have been addressed before completion.

Even when raised, many issues remain unresolved for extended periods.
6. Unacceptable Customer Service

Post-sale support is consistently poor.

Residents are ignored, delayed, or dismissed when raising legitimate concerns.

There is a clear gap between what was promised and what is being delivered.
Our Demands
We call on Bellway Homes to:

Immediately address dust levels and provide verifiable, consistent cleaning schedules.

Commit to clear timelines for all outstanding snagging issues.

Assign consistent, named site management contacts with proper handovers.

Conduct a full audit and replacement plan for failing trees and landscaping.

Ensure all defects are properly fixed, not transferred between properties.

Implement accountable, responsive customer service with clear escalation routes.
16 months in and still have several issues outstanding despite 2 x formal complaints and promises from multiple people. Communication appalling- several promises of ‘we won’t just send someone round without telling you’ for people to turn up in the morning to do significant work without any warning or come whilst we are at work and just write us off as ‘no one answered door’ with no follow up.
