I've lived here for 26 years, through many hurricanes and other torrential storms, and have never seen so much as standing water anywhere near my house.
I too believe that the new flood plain maps are inaccurate. We have been told that we are in a one-hundred-year plain. A one-hundred-year flood is a flood event that has a 1% probability of occurring in any given year. The 100-year flood is also referred to as the 1% flood, since its annual exceedance probability is 1%. For this extremely low probability of a flood we are forced to purchase exorbitant flood insurance. The map also seems to be arbitrary and cuts off in an abrupt straight line about halfway down Ambling Circle. Also it does not include the only area that I’ve ever seen even slightly flooded in the last 20 years and that was the area at the end of Bolton Lane near the pond on the walking path. Even then the water only came up a little into the parking lot. Where is this flood water supposedly coming from, the little trickle of a stream that runs through the golf course? Also in my research I came across this piece of information: What if a Structure is Shown in a Different Flood Zone on the New Map? The new map will not affect continuing insurance policies for a structure built in compliance with local floodplain management regulations and the flood map in effect at the time of construction. So if our homes were built before this new map went into effect, why do we now need flood insurance when the new map is not supposed to affect continuing insurance policies for a structure built in compliance with local floodplain management regulations and the flood map in effect at the time of construction?

We have been here at our Walden community address during Hurricane Isabel, Sandy and record breaking snow fall. No flooding anywhere at all around my area.
