WE, THE RESIDENTIAL COMMUNITIES ALONG THE LIVINGSTON ROAD CORRIDOR AND OF NORTH NAPLES AND COLLIER COUNTY,IF THE BOARD OF COMMISSIONERS AT THE COMING SEPT.24 HEARING ALLOW THIS DENSITY CHANGE THE LONG-STANDING ZONING PLAN AT THIS CORNER ON LIVINGSTON ROAD, NO COMMUNITY IN COLLIER COUNTY IS SAFE FROM FURTHER REZONING AT THE WHIM OF DEVELOPERS.

IF THE BOARD OF COMMISSIONERS AT THE COMING SEPT.24 HEARING ALLOW THIS DENSITY CHANGE TO THE LONG-STANDING ZONING PLAN AT THIS CORNER ON LIVINGSTON ROAD, NO COMMUNITY IN COLLIER COUNTY IS SAFE FROM FURTHER REZONING AT THE WHIM OF DEVELOPERS.

The North Naples Communities along the Livingston Road corridor have been opposing the rezoning of the southeast corner of Livingston Road and Veterans Memorial Parkway since Stock Development first submitted a petition in August of 2018 to build six, 420 unit apartments on 35 acres at the southeast corner of Livingston Rd. and Veterans Memorial Parkway. As the rezoning and growth management plan change petition made its way through the Collier County Planning Commission and the Board of Collier County Commissioners, with our communities showing up to be heard and to protest, by emails and with signs, the scope of the Allura project has been whittled down. Coming back from transmittal to Tallahassee, the petition now requests 304 units on the 35 acres, with a maximum of three stories. The proposed density of 8.5 units per acre is still double original plan of four.

At the August 1st, 2019 Planning Commission Hearing, the Planning Commission gave our community coalition its first victory – they turned down Stock’s request to build Allura. The Planning Commissioners reiterated our concerns: the project is INCOMPATIBLE with our residential communities, the TRAFFIC INCREASE would further exacerbate the traffic problems now and in the future on Livingston Road, the petitioners (Stock) DID NOT SHOW AN OVERWHELMING NEED FOR THIS APARTMENT PROJECT AT THIS PARTICULAR LOCATION.

Stock’s proposal is simply too big on too little, incompatible with the existing, established residential communities that surround this corner. The addition of two cars per unit, 608 cars, will add significantly to an already traffic-challenged road, especially with the advent of a new high school west on Veterans, the opening of Seed to Table on Livingston corner Immokalee, with the planned developments of condominiums and homes on the opposite corner acres, and for those who live in the residential communities that use Livingston on a daily basis, to work, to school, to whatever their lives require.

The Board of Collier County Board of Commissioners take up the Allura petition next, scheduled to be heard on Sept.24, 2019. THE BOARD OF COMMISSIONERS CAN STILL OVERRIDE THE DECISION OF THE PLANNING COMMISSION AND VOTE TO APPROVE ALLURA, AT 304 UNTS AND THREE STORY, OR VOTE FOR EVEN MORE UNITS AND BACK TO FOUR STORY.

The Board of Commissioners must take the opportunity on Sept.24 to support and reinforce the Aug.1st decision of the Planning Commission to deny the Allura petition.

WE NEED SIGNATURES ON THIS PETITION to show our opposition to any increase in the planned density of four per acre.

LET’S LET THE COLLIER COUNTY BOARD OF COMMISSIONERS KNOW HOW WE FEEL ABOUT THIS TOO BIG ON TOO LITTLE, INCOMPATIBLE, OUT OF PLACE ALLURA PROJECT.
