Collier County Communities Against Allura Rezoning

We don’t want this. We can’t drive on Livingston Road in season heading Northbound as it is. It takes me almost 45 minutes to get to Bonita Beach Road from Veterans Parkway area. And out of season if there is a problem on I-75. We aren’t against the affordable housing project but against its location.

The traffic that this proposal would bring is not considering the safety of residents. Please reconsider and look for a different location. I vote No

I believe that corridor is getting too congested as it is, let alone allow 2500 units!

The County Commission should vote DOWN this proposal. The original plan for this area saw fit to keep this parcel zoned for single family, lower density development. Given the intense traffic backups already experienced by residents up and down the Livingston corridor, along with further back-ups and crowding at both Veterans Memorial Elementary and North Naples Middle, as well as rationing of activities at Gulf Coast High School, why would anyone consider a high density apartment complex in this parcel? It is completely out of character for the area and would overburden public resources much more greatly than single family homes. VOTE NO!!

The Allura Project at the intersection of Livingston Road and Veterans Memorial Parkway will add extra traffic problems. So much so, that I believe the intersection will be a bottleneck. We have enough expansion already. If the demands for an apartment complex have been expressed, much undeveloped land exists east of Highway 75.

Please do not approve the apartment building development!

My opposition to this development is because of the nightmare traffic congestion it would cause. It would greatly limit my use of our back gate.

A three story apartment community is completely incompatible with the existing homes surrounding Allura’s proposed location. Apartments never raise the value of a neighborhood and by packing in 300 plus dwellings on this corner of Livingston and Veteran’s Memorial Blvd., a complete traffic nightmare will be created. This will reduce the quality of life for those of us who paid a premium to be west of I-75. It will also be a safety hazard as the Fire Department, located south of Veterans, will not be able to travel north during rush hour due to the congestion. Every second counts when someone needs an ambulance or a fire truck and minutes will be wasted trying to push through the congestion. When there’s an accident on I-75, Imperial Parkway/Livingston becomes the alternate route during the morning and evening rush hours. People will be coming from Bonita Springs and Estero to shop at the new Oakes Market, adding to the congestion in just a few months. There are vacant lots off Old 41, near existing apartment communities, that would be better suited for a new apartment community. Please leave the zoning as it is at Veterans and Livingston.

This apartment project should be denied and the whole area zoned for only single family homes, at the most. Livingston Rd is already a stop and go nightmare and parking lot during season. Adding a high density apt complex would cause a disaster to the traffic and public safety in the area. Building apts on Livingston, north of Immokalee, without first addressing traffic problems is irresponsible and should never occur. Further - apt units do not fit into this area at all.

I am totally against this Allura Rezoning. As they will be adding the high school and traffic on Livingston and Memorial will be a nightmare for all residents.

The Allura complex is without question, incompatible with the existing communities on Livingston Rd. This size development would put an undo hardship on the roads and infrastructure along Livingston Rd. and likely to put unbearable stressor on the current roads and access ways. Please forgo this large rental community as it is not in keeping with the density of the surrounding single family housing communities on the Livingston Rd.

Besides the traffic issue, what about long term ownership? What would stop Stock from selling the property off to a REIT after reaching a certain occupancy?

I am against Allura. It will create too much traffic on Livingston rd.
