WHY SIGN THIS "new" 2018 PETITION ?
We must STOP plans by the NEW Owner of our neighborhood’s “Kings Creek Shopping Plaza” which will destroy our Quality of Life and will lower our Property Values. The Owner’s original plans for an Assisted Living Facility (ALF) have recently been cancelled due to opposition by neighbors in a similar Petition signed by over 400 persons. Instead, the Owner/ Developer now proposes a massive 54-unit townhouse project which will alter Kings Creek Village’s “Master Plan” as built in 1974. In addition, Developer still plans for a mega 4-story commercial complex and 4-story parking garage… all of which will bring increased traffic and negatively change our quiet neighborhood forever!
If YOU and other neighbors “speak up” by signing this Petition NOW… we can STOP the NEW Owner’s plans!

BY SIGNING THIS “SAVE Kings Creek Village - Neighbors Petition”, I AM STATING THE FOLLOWING:
NO to any County Zoning change or variance from the existing BU-1 Code allowing for a small 2-story Neighborhood Convenience Center (what we have now at Kings Creek Village)… and which is part of a balanced “Master Planned Community” mix of 1,593 condos, townhomes, and single-family homes.
NO to planned new massive 4-story commercial buildings; instead keep buildings at same size as now.
NO to planned 4-story parking garage for 355 cars – a huge ugly structure likely to attract crime.
NO to planned massive 54-unit townhouse project, 4-stories each, altering our KCV “Master Plan”.
NO to planned gigantic increase in total square footage of construction from existing 45,092 S.F. to approx. 312,560 S.F. – SEVEN times LARGER than existing buildings – eliminating most open/green spaces, and reducing drastically the setbacks from property lines as required by the Zoning Code.
NO to increase in traffic through our residential streets, including SW 79th and SW 87th Avenues which already have major backups, and are a nightmare during peak hours.
YES to preserving our friendly neighborly Kings Creek Village atmosphere… enjoyed by us since 1974.
YES to keeping small convenience stores, restaurants & professional offices that serve the needs of Kings Creek residents – an essential part in the “Master Plan” mix of our Planned Community.
YES to getting support for this “Kings Creek Village - Neighbors Petition” from our elected homeowner associations’ directors, Community Zoning Appeals Board #12 & our County Commissioners.
YES to re-development of “Kings Creek Shopping Plaza” by its new owner, but ONLY in a manner that will preserve the unique small-scale character of our “Master Planned Community”.

This Petition was initiated by Alfredo Manrara and other concerned volunteer Kings Creek Village neighbors, not by any homeowners' association. It is a grassroots effort by WE the People!
OUR GOAL is to reach a minimum of 500 signed Petitions - to be then submitted to the Miami-Dade County decision-makers to convince them that the Zoning Code BU-1 should NOT be changed... and that the size of any new buildings should remain the SAME as those built in 1974!
I want Kings Creek Village to remain the same it has been for 40 years... with small convenience stores, restaurants & professional offices that serve it's immediate neighbors... not big buildings and more traffic that will destroy our friendly atmosphere. I love living in Kings Creek... it's a Jewel that we must protect. NO to any zoning change!
