The residents at Verve Apartments want Warwick Estates to use the funds from the service charge to meet their obligations as the property managers to conduct an extensive clean of the internal and external communal areas, immediately and on a regular basis. The building and surrounding areas are in such an embarrassing state of disrepair, and certainly don’t reflect their ‘luxury apartment’ status. Building work debris and mess around these apartments should not affect our day to day quality of life.
I have attached photos (to the letter) to highlight the concerning areas and have drawn up a list of recommended actions that Warwick Estates needs to take as a matter of urgency. None of these demands should come as a surprise to a company which bills itself as “UK Property Management Experts”.
- Deep clean the internal and external stairways.
- Professionally clean the communal carpets around the entrances and fire doors.
- Remove construction waste from around our living space.
- Landscape the area beneath the apartments (the area formerly inhabited by rough sleepers).
- Hang fire exit directions clearly and safely (rather than leaving them on the floor).
- Hang apartment locations (rather than leaving them on the floor).
- Clean/ repaint the fire doors.

The current level of engagement has forced a formal response from the regional manager at Warwick Estates. I have scheduled a site inspection with their operations team to review the list of required sanitation and maintenance actions.

I totally agree with this petition, the increase in service charge is completely unjustifiable based on the state of the whole apartment complex. The whole place is disgusting, I’m ashamed to be living in the property, the whole place looks dirty and unkept, something needs to be done as soon as possible. Flat 103
Thanks for signing this far. They claim the increase is due to energy through no fault of our own(at £600 for me) but my electricity estimate max for the year is £347. So the increase is still unacceptable. Ultimately if they were providing the service and upkeep they have agreed to it wouldn't be such an issue. This is impacting our quality of life and property value.
We need proper management, this could be a decent place to live if Warwick bother to manage it properly. Fire doors have never been painted since I moved in 2016, cleaners don't clean the green/garden areas and cigarette buts and litter are all over the grass, glass fence needs cleaning, carpet needs deep cleaning, door magnetic locks maintained, apartments signage on floor for over a year now, stairs of two entrances need cleaning on a weekly basis they are the entrance!!! We pay for this but no service is given by Warwick.
Flat number 4 I have lived at the verve since 2017 the lack of service decreased rapidly from the first month and is carrying on rapidly downhill. This is shameful and needs to be dealt with as a matter of urgency before our only hope is legal action and the press.
I echo the thoughts contained within recent documentation received. Our ‘luxury apartments’ resembles a slum! It’s embarrassing how bad the state of the building is. Poor workmanship that even an apprentice building would be ashamed of!

Totally support the petition, the standard of the communal areas in particular are a disgrace. Also having recently had numerous issues with my TV signal, I have been advised by SKY that the main switchboard which supplies power to all of the flats, is faulty on 10 transponders and is not fit for purpose with the amount of residents within this block.
