The Town Council voted against the rezoning proposal and our neighborhood remains protected. I still have a hard time believing this actually happened but it belongs entirely to the people who spoke up. Please keep a close watch on future development plans so we can stay prepared if anything changes.

Hello Wexford Residents, Morrisville Town Council and Mayor,

Most of you have probably received letter from Town Of Cary about the Public Hearing on Carpenter application request for rezoning and development plans of the property on Morrisville carpenter Road which backs up all the way upto Wexford Community. Based on the details furnished by Town of Cary in the letter below are 2 points which will impact Wexford.

1.Buffer Zone Reduction.2. Possible extension of Elm Haven connecting future residential development in this property.

These 2 points are not in the interest of Wexford community because of below reasons.

1. Any reduction in existing natural buffer may lead to removal of trees causing potential soil erosions, Compromising privacy to Wexford Residents, Disturbing natural habitat and against the natural aesthetic appeal of the towns.

2. Extension of Elm Haven Street as thorough fare to future development in the property will add enormous spill over traffic from Davis Drive and Louis Stephen Rd . This extension will give obvious option for drivers to avoid congestion and backups on Davis Drive and McCrimmon Pkway. Wexford is already overwhelmed with high density occupation and traffic from Manchester community . Wexford community streets and roads are not designed to handle the high volume traffic. Adding more will impact the quality of life of Wexford residents, adds risks to the residents,lower property values, additional costs to Wexford HOA to maintain the infrastructure and potential costs to Town of Morrisville to implement additional safety measures like Stop lights, speed bumps, signs etc.

This petition is for Town of Cary to reject any proposals/requests from property owners at 1132, Morrsiville carpenter Rd, Cary which are

concerning to Wexford residents and signed petitioners as stated above.

1.Extend Elmhaven Way to new development on this property.

2.Buffer zone reduction.

Your support is very crucial to influence the decision , future of the Wexford community and Morrisville town in general.

We can NOT afford to loose green zone, trees etc. Also since part of the buffer zone is in Cary, we need additional buffer zone; this is because Morrisville allows ONLY 20 feet of buffer zone. Cary allows 100 feet of buffer zone. Thank you.

I cannot imagine adding another development full of people to the traffic problem that is on our side of McCrimmon corners. You can sometimes already wait through three light rotations to get through those intersections depending on direction and time of day. Please, anyone responsible for deciding this, I ask you to spend time at that intersection before you make any decisions.

These changes that are being proposed negatively impact our community. In addition poses more threat to our children in the community with thru traffic which is has been an increasing issue with the development of Manchester. I strongly oppose.

This has direct and indirect impact on the neighborhood with the through traffic especially with all the kids in the neighborhood. Also the neighborhood roads on scotlow rd are not capable of outside traffic

I vote against proposed connecting any more neighborhoods to Wexford. Wexford already have 2 access and any more traffic is not safe for residents. I also vote to have 100 ft of buffer with future development that is adjacent to Wexford. Please kindly consider safety and environment into consideration. Thanks for kind consideration K P

The additional traffic and the extension of Elmhaven Way would contribute to the significant deterioration of the quality of life of Wexford residents. Kids, pedestrians, residents, and cyclists in the neighborhood would be endangered by the drivers speeding through Wexford as a shortcut for their commutes between Davis Drive, Morrisville-Carpenter Road, and McCrimmon Parkway. This extension of the Elmhaven Way would fundamentally change pedestrian-friendly characteristic of the Wexford neighborhood into a free-for-all side street shortcut for commuters. With the reduction of the buffer zone and the extension of Elmhaven Way, the real estate developers are creating proposals that would cause unfair and significant harms to the residents of the Wexford neighborhood as collateral damage in their endeavor to maximize profits in the development of their property.
