Carpenter Development & Impact to Wexford Community

This road is very narrow and cannot handle heavy traffic.

The additional traffic and the extension of Elmhaven Way would contribute to the significant deterioration of the quality of life of Wexford residents. Kids, pedestrians, residents, and cyclists in the neighborhood would be endangered by the drivers speeding through Wexford as a shortcut for their commutes between Davis Drive, Morrisville-Carpenter Road, and McCrimmon Parkway. This extension of the Elmhaven Way would fundamentally change pedestrian-friendly characteristic of the Wexford neighborhood into a free-for-all side street shortcut for commuters. With the reduction of the buffer zone and the extension of Elmhaven Way, the real estate developers are creating proposals that would cause unfair and significant harms to the residents of the Wexford neighborhood as collateral damage in their endeavor to maximize profits in the development of their property.

Please change the road for safety of citizen's

This is small place it cannot handle great deal of traffic .

Kids of different age groups play outside. This expansion is serious threat to kids and also have a grave impact on property values in both communities.

This has direct and indirect impact on the neighborhood with the through traffic especially with all the kids in the neighborhood. Also the neighborhood roads on scotlow rd are not capable of outside traffic

Additionally, more communities are not needed in this area. The schools cannot handle what's already here. The planning makes no sense.

I vote against proposed connecting any more neighborhoods to Wexford. Wexford already have 2 access and any more traffic is not safe for residents. I also vote to have 100 ft of buffer with future development that is adjacent to Wexford. Please kindly consider safety and environment into consideration. Thanks for kind consideration K P

We do not need additional traffic near Harris teeter.

Please look carefully and plan properly. Consider more tree buffer, community activities and safety before anything else. Increase in traffic for internal roads for any subdivision should be avoided at any cost!

This is tough to add more load on roads and schools. Request the city planners to channeling there focus on infrastructure to support before planning on building newer residential properties.

We can NOT afford to loose green zone, trees etc. Also since part of the buffer zone is in Cary, we need additional buffer zone; this is because Morrisville allows ONLY 20 feet of buffer zone. Cary allows 100 feet of buffer zone. Thank you.

We have serious issue on the Wexford community school kids and pedestrians because of road rules changes on new Manchester community. With traffic congestion on 55, Davis Dr., Aviation, and 54, to name a few local streets, at an all time high we do not feel opening this future road extension would decrease the amount of traffic we are already witnessing in our neighborhood. 2. We have serious to cross or take left out from Wexford, various incidents. 3. Extensive and serious accidents at corn of Wexford due business units and new communities around Davis dr x McCrimmon road. Kindly, stop introducing new traffic through Wexford, serious issue lives of school kids and seniors to cross roads. Kindly help environment and human life style. The roads in Morrisville and West Cary are already overcrowded and in poor repair. The schools are already overcrowded. No more development should occur until the infrastructure is in place to handle it.

Please do not increase the housing development in and around Morrisville. The plant mix use and opening of streets will impact my living and that of my neighbors, and not to the positive. We are having already congested streets, out neighborhoods are used as "drive through" to get to the shopping area and our children can not play without being endangered by high traffic / speed. Also, the increased noise level will no longer guarantee the quiet living we looked for moving to Morrisville 15 years ago. In addition, please review the roads in and around Morrisville before you agree to further development, some are in need for repair, with large pot holes, etc. Every year I witness patching up streets, but never an improvement on the infrastructure. Secondly, most of the streets around my home are not meant for heavy traffic, they are small neighborhood streets and most connecting streets are one lane high ways, like I said, in need for repair. If the town plans to merge with Cary, we should be ensured that our quality of life will not be impacted by adding more development without enough green space, noise barriers, reduction of speed to 15 miles an hour in neighborhoods and 25 miles an hours on surrounding single lane roads and reduction to 45 miles an hour on Davis Drive. With new shopping centers in the area, where the one on McCrimmon and Davis is really dangerous, a decrease in speed on David Drive, McCrimmon and Louis Stephens, just to mention a few, would be a positive impact and reduce traffic congestions and accidents - I hope. Please keep in mind, our lifestyle is compromised as is with all the new developments over the last 15 years, I would not like to see further impact and would urge the town to stand against further development.

Some car, truck, and bus traffic on neighborhood streets is a necessity given our current life style. However, this does not mean that these streets must accommodate a growing amount of traffic. As traffic volumes increase the safety of our streets declines along with property value, air quality, and the quiet we enjoy in our homes. Speeding and cut-through traffic in residential neighborhoods is a major concern among Wexford residents because of its effect on the livability of our streets and neighborhoods. The Town of Morrisville should be committed to ensure the overall safety and livability of residential neighborhoods. One way to meet this commitment is through a collaboration of Town staff, residents and other agencies in an effort to minimize the impact of traffic on neighborhoods. Protecting a neighborhood from traffic impacts boils down to minimizing the speed and volume of traffic. Wexford residents have already felt the burden of increased traffic in our neighborhood upon the completion of the neighboring Manchester community. With traffic congestion on 55, Davis Dr., Aviation, and 54, to name a few local streets, at an all time high we do not feel opening this future road extension would decrease the amount of traffic we are already witnessing in our neighborhood. On the contrary, this would open a short-cut for motor vehicles that do not live in the neighborhood and quite frankly our neighborhood and streets are not adequately prepared to deal with this new problem. Let me remind you that this is a residential area and residential stree(s). The definition of residential street is as follows: A street whose primary function is to serve the immediate adjoining residential land use. Primary design concerns are directed toward fostering a safe and pleasant environment to the residential community and convenience to the motoring public. The key word is convenience and this is anything but a convenience to the people/residents of the Wexford community.

Please do not extend Wexford streets. No traffic through this small neighborhood.

Please do not open the road leading traffic towards Mcrimon on the Morrisville side. That will create too much traffic congestion on Morrisville
