We, the members of the Council of Unit Owners of Bradley on the Bay, hereby request an emergency special meeting (with Zoom option) in accordance with the By-Laws Article IV, Section 3 to discuss all issues surrounding the current state of Building 'F' including the condemnation by the Fire Marshall, reports from the engineers, bids for the demolition and rebuild of the walkways and stair towers, and the assessment for the anticipated work.

In addition, we request that no work be initiated on the building, including demolition, until such meeting has taken place.

This special meeting is a must. The special assessment is well in excess of the % increase that our Bylaws call for a special meeting. There has to be (3) bids, a construction bond, and progress payment retention until final inspection. BOD's, Please dont go back to the 'OLD' way of doing business. Bad decisions in the past are the cause of current liquidity issues.

R&R failed to provide their business license to me when they said my unit caused the damage to the unit below without any proof. They “did the repairs”and billed me directly without even showing me the damage in person. Very sketchy!

We are new to BOTB so we would like to hear about the process for getting the work completed. If there were not multiple bids submitted then that is concerning. I am also concerned about the prospect of additional buildings needing work. If F needs attention, it would make sense that others will follow. An extra $200 per month is significant. $300 per month HOA dues is what we expected. Jumping to $500 per month is a substantial increase.
