Background:
Brighton Avenue Properties, LLC (Owner) of two vacant parcels of land on Bradhurst Ave in Hawthorne. Applicant is seeking approval for Subdivision Application # 23-04, Site Plan Application # 23-07 and Steep Slopes application # SS 23-13, for the proposed construction of an approximate 3,000 s.f. Business Office with Storage Barn. Additional improvements include driveway, stormwater mitigation facilities, landscaping and screened areas. Development of the residential lot is not proposed as part of this application.
Subject parcels are legal standard parcels one in the C-NR (Neighborhood Retail District) and one in the R-10 zoning district and are designated on the Tax Assessment Maps of the Town of Mount Pleasant as Section 112.9, Block 1, Lots 2 and 3.

Our Improvement:
Being Mount Pleasant residents, taxpayers, and having reviewed the town’s regulations, we believe that this re-development would be a vast improvement and an acceptable usage of the currently unmaintained vacant lot. The proposed building will be set back from the roadway and hidden by trees. The property will be beautifully landscaped along the street with low native plants and perennials for an unobstructed view along the roadway.
With our proposed development, the current lot will be:
- Professionally maintained, including vegetation
- Clear of any garbage and debris on a regular basis
- More appealing and attractive to the Hawthorne Business District
- An increase to the tax base
- Supporting a local small business and not to a huge corporation
