We the undersigned Members in good standing of the Highland Lakes Country Club and Community Association, located in Sussex County, New jersey, request that the Board of Trustees amend the By-Laws to preclude short term house rentals as being defined as less than seven (7) consecutive days.

In order to maintain the quiet private nature of our community, we are asking for your support. Please sign this petition, one signature per household.

The feedback I receive from neighbors underscores how much we value the quiet character of Highland Lakes. I am currently organizing the individual stories people have shared so that we can present a clear picture of our collective concerns to the Board of Trustees.

Short term rentals, especially through online services, have the potential to dramatically alter our quiet enjoyment of this community. Given how close most homes are to each other and the distance noise travels over the lakes it is only prudent to regulate rentals in this manner. I hope that Voting Board members place themselves in the shoes of their fellow members who live in the vicinity of properties used for this purpose and who put up with the nuisances these rentals all too often produce. It is a false equivalency to equate short-term, online rentals with past rental practices. Common sense tells us that transient lessees are less likely to have a connection or concern for the community we all love and enjoy.

Short term rentals are destroying the quality of life in our community.There are safety issues, noise and excess lighting .We are a private community, not in the hotel business!

I am in full favor of the terms of this petition. My wife and I owned a condominium in a building in a beach community that was being negatively impacted by short term rentals. To this end the Board of Trustees made a Bi Laws change to mandate no rental less than one year.

Air bnb is a liability issue and disrupts our beautiful community. Especially if you are on the big lake. Llc’s are buying properties in HL just to Air bnb. We don’t want our private community to become a hotel.

When a New York State Detective comes to your home asking if you "have seen this person pictured, at the house next door" - it is time to be concerned. We moved to Highland Lakes to enjoy serenity, not have our lives interrupted on almost a daily basis by transients, they do not rent for a week, or even two nights. Daily. This is nothing more than motels, unregulated.

I am strongly in favor of trying to regulate this section of the market. The renters are unaware of rules that make the community the enjoyable place it is.
