I oppose rezoning. I moved to BB from Montgomery County, MD because the density became overwhelming. The traffic and mass of humanity quickly becomes overwhelming. This takes away the quality of life. The quality of life that Blacksburg is known for will certainly be compromised if you continue to allow an increase in density.

Our neighborhood has already been impacted enough with the bridge and the Rescue Squad building. We definitely don't need more traffic on Patrick Henry Blvd.

If the planned development is made, neighboring property owners will unfairly suffer a significantly decreased quality of life. What is the point of zoning if property developers can petition and have zoning changed at will? Neighbors should be able to expect zoning to stay consistent over time.

I object to this type of development that further degraded neighborhoods near our elementary schools, playgrounds and walking paths. Rezoning has already been approved for stone gate properties along Tom’s creek, Sturbridge square along UCB (tripling density), and Terrace View (doubling density). Enough is enough. Preserve our neighborhoods and push for single family home development. Our emelnetary schools are being swallowed by large development and busy roads.

We've already experienced a drunk student know at our door at 3 AM thinking that it was his friend's house. Since moving here in 1994, the traffic density has quadrupled making it difficult to enjoy the nice weather by sitting outside.

Since we moved here in 1996, the noise from traffic has increased drastically due to repeated changes. We can no longer enjoy sitting outside when the weather is nice. It is unfair to keep allowing changes that negatively affect our families' quality of life. Our neighborhood cannot tolerate even more noise, traffic, and vehicle pollution.

Rezoning, especially to a PRD, should not be undertaken without very compelling reasons. Making money for a developer is not a compelling reason.

While I see the need for Blacksburg to have more high density housing, I think it would be in the best interest of the community to focus such developments downtown, and such developments should be designed to attract residents. The brownstone on main would have been good... if people lived there. 1st and Main might have been more successful if there had been upper floors with lofts and apartments.

My main opposition to this rezoning is the resulting traffic and congestion. With the extra traffic diverted to Patrick Henry Dr, as a result of a previous bad decision, our elected officials should seriously study and scrutinize any new development in the northwest section of the Town. Considering the future development at the Old Blacksburg High School, the worst traffic nightmare is yet to happen, especially at the intersection of Patrick Henry Dr and Toms Creek Rd.
Accommodating the growth of Virginia Tech and the need for more student housing cannot be a good reason to undermine sustainability and ignore the inadequacy of the present infrastructure, especially the traffic (https://www.roanoke.com/opinion/commentary/torabinejad-blacksburg-underestimates-traffic-growth/article_5da567d7-2193-5b61-88de-0d497d491412.html). As Mr. Sutphin (a member of the Planning Commission and the Town Council) indicated, this is a good development proposed for a wrong place.
