Gwinnett County Planning and Development REZ2025-00003

On behalf of The Temple Johnson Road community. As a whole, we would like to express our opposition for a rezoning request for the property located at 1180 Temple Johnson Road, Loganville. (REZ2025-00003) from its current R-100 designation to R-60 designation. We do not feel that anything more dense than R-100 will fit in our area. We do not have any Built R-60 developments on our street. When you google Temple Johnson Character area your first result is from the City of Snellvile 2040 plan which describes the area as, "The Temple Johnson Road character area is a rural area in Snellville, Georgia, that is mainly made up of single-family homes, agricultural land, and undeveloped parcels". This character is under attack by developers that will not stop until Temple Johnson Road is nothing but urban density housing. We are not against development when done in an appropriate way for the area. This property is currently zoned R-100 and in the planning departments report they state is has economic use in its current state. Please vote no on rezoning this property.

I have been reviewing the planning department report and the facts remain clear that our area cannot support this level of density. Please email your district representative today to demand that they respect the existing R-100 designation. The momentum behind this opposition is undeniable and it proves that our neighbors refuse to let our rural character be erased. Now we need to turn this energy into action by emailing your district commissioner to demand a no vote on REZ2025-00003. This should not be changed to R-60. It is not fitting with the surrounding zoning.

Very much in opposition of the proposed zoning change. All large lots, udeveloped acreage, and agricultural land is quickly being pushed out the area. What will happen when all the green space is gobbled up by developers? Are our children supposed to play in streets and parking lots? Are we supposed to rely ENTIRELY on other counties and states to get our food? It is past time to start thinking critically about these issues people!

I feel like this is so unfair to the residence of been here 30 to 50 years and decided to stay. They have been approved for one thing and I feel like it is very unfair for them to change it.

Too much traffic now. Make the zoing for less houses. Puttind strain on our schools and infrastructure. Traffic is bad enough now!!!
