HOMEOWNER PETITION

We, the undersigned homeowners of The Villas of Almaden, are requesting greater accountability, transparency, responsible financial management, and meaningful homeowner involvement in decisions affecting our homes and community. 
We demand actions based on law, governing documents and procedural integrity.
Additionally, there is growing concern with OVERSPENDING that will lead to increased dues, future special assessment and decreased home values.

We are especially concerned about:

•  Roofing: Major roof decisions and selections without adequate homeowner input or required voting.
•  Gates & security: The gate project has remained incomplete for three months. The gates frequently do not function properly, and gaps at all three entrances have remained open 24 hours a day, allowing access to outside pedestrians and transients. Despite homeowner requests, temporary fencing has not been installed to secure these openings.
•  Landscaping: Removal of lawns and other landscaping changes without adequate homeowner input; dead trees and rodent/squirrel damage remain unaddressed.
•  Maintenance: Delays in exterior painting, unrepaired rotted retaining walls, damaged street signs, broken sprinklers and leaking roofs.
•  Lighting: Proposed changes to metal light posts without sufficient homeowner input.
•  Vendors: Contractors who are taking too long to complete work and, in some cases, providing work that does not meet the quality expected by homeowners.
•  Permits: Failure to obtain required tree permits, resulting in avoidable fees.
•  Communication: Inadequate and delayed communication regarding important decisions.
•  Financial stewardship: Growing concerns about whether our monthly dues and community resources are being managed responsibly and efficiently.

This is not about blame. It is about accountability and improving our community.

We have new candidates willing to serve on the Board who are committed to open communication, consideration of all homeowners, responsible financial management, and correcting past problems in a systematic and timely manner.

This effort will also have the benefit and guidance from a few homeowners with several years of HOA Board experience and property management maintenance.

Our goal is to improve how our community is managed.

The undersigned members hereby petition the Board of Directors to call a special meeting of the members for the purpose of voting on the recall and removal of ALL currently serving Directors.
