We, the petitioners, are Arlington Heights, IL residents and we support the 45 S. Chestnut Class A luxury apartment development. This parcel has been vacant far too long! The Village of Arlington Heights approved a master plan calling for a "HIGH DENSITY RESIDENTIAL" building on the 45 S. Chestnut land parcel. CA Residential and the current land owners have worked diligently for over a year with the Village staff, residents, trustees and all interested parties to deliver a Class A luxury apartment building within the guidelines proposed by the Village Master Plan. The Village Development Staff, Design Committee and Plan Commission all support this project. The proposal before the Village Board on March 19, 2018 represents the smallest possible development that makes economic sense to construct. Simply put, if this project is not approved the land will sit vacant for years and years to come and the Village will lose hundreds of thousands of tax dollars each year this parcel continues to sit vacant. We, as Village of Arlington Heights residents know that this downtown block sitting vacant any longer will only continue to be a disservice to the businesses, restaurants and retail economy within our prided Village downtown that so badly needs additional inflow of more residents. WE SUPPORT THIS PROJECT!!

This project is important and beneficial to the future growth of the downtown district. The scale is appropriate to the remainder of the development to the north which is a B5 zoning at between 90 ft to a max of 130 ft tall.

Would be nice to have more quality rental property available. That space is and has been wasted for a long time. Will be a nice draw to further boost downtown business. There will be an increased need for rental units in the near future.

I support this important project. Let's be consistent in the approval of new projects in the Village. Just because some neighbors disapprove, let's not just cater to the squeaky wheels. Other projects just like this have been approved.

We need to attract the millennial generation. Our home has seen no increase in value but in taxes. These kind of properties should help us in maintaining the rate of increase.

First, why don’t we put up a few more signs. Every street pole has to have a sign? Looks great. Second, let’s ticket a few more guests. It really says welcome to Arlington Hts. Now about this vacant parcel. Yea, let’s put up a few more high rises. What are we trying for. A mini Chicago? How about some beautiful row homes. Way less congestion and it would look so much better. Don’t the people that live in the neighborhood have a say. They have been here the longest. These people making decisions have done such a bad job. It took forever to agree to let the restaurants put tables outside. What a no brainer but the geniuses waited forever. They can’t make a decision unless they first waste money on a survey. Even then it takes forever. You ok this apartment complex and who knows what’s in store for the rest of the lot. More congestion. Downtown is becoming on big shadow.
