Protest Petition against Block 425 Development—CA Ventures/Sigwalt Apartments, 45 S. Chestnut Ave. - PC#17-156
We, the undersigned residents, do hereby protest the proposed development of Block 425 by CA Ventures/Sigwalt Apartments at 45 S. Chestnut Ave., PC#17-156. This Petition opposes the above referenced development for the following reasons:
1. The project does not meet the requirements for Planned Unit Development variances (Chapter 28-9.5)
2. The project does not meet the design guidelines evaluation criteria for 'Harmony and Compatibility'.
3. The design does not meet the design guidelines evaluation criteria for 'Conformance to Ordinances and the Comprehensive Plan'.
4. The design requires 11 egregious, unwarranted variances that do not, in our opinion, meet the criteria for the granting of variances.
We respectfully request that the Arlington Heights Village Board demonstrate their leadership, give full consideration to resident concerns, apply the appropriate review criteria to this development, and deny the petitioner.

Seeing this kind of energy building up is honestly surreal because I really thought we would be fighting this alone but here we are and people are actually loud about the development plans. It is wild to think about how many of us feel exactly the same way about those eleven variances so thanks for keeping this alive while I try to wrap my head around the turnout.

This is essentially the same building that was denied in October by the Village Board. THE BUILDING IS STILL TOO BIG, TOO DENSE, TOO TALL, NON-COMPLIANT, NON-HARMONIOUS AND NON-COMPATIBLE WITH THE SURROUNDING NEIGHBORHOOD.
I don't think it would be good for the community to have more apppartments. It also wouldn't be good for property values. I think that land should be used for more business and restaurants, to attract more people to visit and bring in more revenue for our town.
I am very concerned about overcrowding to an already crowded downtown. This will have huge impacts on the safety of this community with increased traffic and parking. This takes away from the reason many of us bought in Arlington Hts- the safety and family friendly community.
This is definitely not what was planned years back when the property became available. Back then I was told that brownstone town houses were scheduled. That would much more agreeable and stable than apartments of any kind.
Please vote NO. This building is much too large for this site and doesn't fit in with the neighborhood. It will increase traffic and traffic hazards on the surrounding streets and I have children who walk to school on these streets every day!
I have a huge concern over the amount of units proposed. As mentioned in many comments, there are already so many rental options, now this would add 80 more apartments? Also, the low-income aspect is concerning. I want my kids to feel safe in our neighborhood. That is why we live here. Vote No to this and provide a better solution such as single family homes or green space.
We do not agree that this project fits the needs of the AH residents and further believe the design is not appropriate for the neighborhood. The largest impact on the community will be the low income housing aspect. The residents are not being fully informed on what impact this has in our schools and neighborhoods.

Please do not build this monstrosity, and poor quality building. Smalet multi family structures are more in line with the vibe in that area. I lived in a brownstone building at 193 S Evergreen Ave for 5 years. Many many times I was asked by people walking by if there were any units for sale. We easily sold it when we transitioned back to single family!
