Animal shelters are best suited in zoning areas of commercial, industrial and agricultural areas for the following reasons:

Zoning laws were enacted so that municipalities could have the authority to segment and separate different kinds of land use. This regulation ostensibly protects landowners from having neighbors that conduct activities or business that would lower their quality of life or home value. Some zoning laws have come under legal scrutiny as people challenge how restrictions imposed by the government affect their personal rights.

Economic obsolescence is commonly associated with the real estate industry. It occurs when an external factor, such as changes in zoning regulations, adversely impacts property values. Just as with economic obsolescence in other sectors, there must be a depreciation caused by an external factor out of the owner's control.

The five senses of real estate and location, location, location! When clients purchase a home, unknowingly, they use their five senses when making decisions of their purchase. They will use their five senses first before making that important decision. Visually, obstruction of views is a key factor when looking at homes. Powerlines, or tall factories/buildings can turn off a buyer. Smells can turn off a buyer as well. Landfills/garbage, sewer, zoos/animal urine/feces etc. can lower property values. Sounds are another distraction when your home is your area of peace and relaxation. Airports, train stations, industrial plants, or loud animals can turn a peaceful oasis into a stressful environment. And lastly using their feelings/touch to purchase a home from their sense of safety. Prisons are normally at the bottom of the list when it comes to location of a residential neighborhood. Wild animals are another fear and safety factor that can cause danger harm, disease, destruction and infestations of other rodents/insects and/or parasites.

Please sign this petition and vote NO to the rezoning of River Oaks Residential area in place of a Humane Society facility.

My vote is NO for the proposed rezoning for the animal society. I too am an animal lover but I feel there are much better locations for this facility than in the middle of a residential area. Past practices have shown that they are not good stewards of their facility since their last one was condemned what makes anyone think this new facility will be any different

I love animals this isn’t about loving animals denying this rezoning helps prevent reduction of Property Values , Quality of Life Rats and mice entering Carolina Waterway Plantation and Waterway Palms . The number one food source of rats , mice and other rodents is Dog Poop, Urine ect.

We live in a residential area and building a humane society would kill our home values. I love animals but not a 100 of them near my back door. I’m sure there is more land available near non residential property. How about ask the homeowners who live near by. I’m sorry. Ur Birkshire will not be effected like Carolina Waterway and Waterway Palms. Please Vote NO!!!!

Obviously, our family loves animals and we will be supportive of this kind of a facility outside of one of the primo real estate areas in Myrtle Beach. We just moved here. If this is gonna happen, we’re going to sell our house.

I VOTE NO! River Oaks Blvd. is a residential area. This road needs to stay a residential area, only. There is already too much chaos on River Oaks, not having a supportive infrastructure for all the building that is continually happening. People need to be reminded of the rodent infestation that Grand Strand Humane Society has had. They need to build away from a residential area. There is plenty of land elsewhere that they could build on without attracting strays and rodents into our communities.

I understand and agree that there is a dire need for a new Grand Strand Humane Society facility, although I am opposed to the Grand Strand Humane Society being built in the proposed location currently zoned residential on River Oaks Drive between Carolina Waterway Plantation and Waterway Palms communities. Locating the GSHS at this proposed location would be a noise and smell nuisance, subject the area to health risks such as animal diseases transmitted by insects and fecal contaminated water runoff, and would pose a serious threat of increased rodent populations leading to potential infestation and its spread to neighboring communities (the reason for shutting down previous location). Due to these nuisance and health risks (and others) the impact to the neighboring communities will result in a devaluation of their current properties as has been confirmed by local realtors. Therefore I am vehemently opposed to GSHS being built within the proposed residential area on River Oaks Drive.
