VOTE NO to River Oaks rezoning for Humane Society
Animal shelters are best suited in zoning areas of commercial, industrial and agricultural areas for the following reasons:
Zoning laws were enacted so that municipalities could have the authority to segment and separate different kinds of land use. This regulation ostensibly protects landowners from having neighbors that conduct activities or business that would lower their quality of life or home value. Some zoning laws have come under legal scrutiny as people challenge how restrictions imposed by the government affect their personal rights.
Economic obsolescence is commonly associated with the real estate industry. It occurs when an external factor, such as changes in zoning regulations, adversely impacts property values. Just as with economic obsolescence in other sectors, there must be a depreciation caused by an external factor out of the owner's control.
The five senses of real estate and location, location, location! When clients purchase a home, unknowingly, they use their five senses when making decisions of their purchase. They will use their five senses first before making that important decision. Visually, obstruction of views is a key factor when looking at homes. Powerlines, or tall factories/buildings can turn off a buyer. Smells can turn off a buyer as well. Landfills/garbage, sewer, zoos/animal urine/feces etc. can lower property values. Sounds are another distraction when your home is your area of peace and relaxation. Airports, train stations, industrial plants, or loud animals can turn a peaceful oasis into a stressful environment. And lastly using their feelings/touch to purchase a home from their sense of safety. Prisons are normally at the bottom of the list when it comes to location of a residential neighborhood. Wild animals are another fear and safety factor that can cause danger harm, disease, destruction and infestations of other rodents/insects and/or parasites.
Please sign this petition and vote NO to the rezoning of River Oaks Residential area in place of a Humane Society facility.
