We the undersigned, Unit Owners in Shore Villas Condominium Association, wish to make known to the Honorable Francis R. Hodgson, Jr., P.J. Ch., and the Superior Court of New Jersey, Chancery Division, Ocean County our opinion in the matter of Docket No. OCN-C-24-19, Shore Villas Condominium Association Inc, v. Arlington Beach Company et al.
It is our opinion that Unit Owners and ONLY Unit Owners shall have the right to participate in the governance of Shore Villas and vote on any issues brought forth in regards to the operation, election, CC&R's, By_Laws and Rules and Regulation of Shore Villas Condominium Association, and hold office on the Board of Directors of said association. This, in accordance with our Master Deed and By-Laws currently on record.

Non unit owners should not be allowed to vote or run in elections for Board seats
Per our by laws that were established at the formation of our association, it is noted that only Unit Owners are allowed to vote and elect officers. Unit Owners are those who own their land in our by laws. Having said that, I concur that we should not have Non Unit owners voting and electing officers and remain in compliance with the rules in our by laws.
We do not feel that Non-Owners should have a right to vote in elections or serve on the Board of Shore Villas Condo Association.
