The unlawful taking of property rights by Summit County needs to be stopped. The monetary damage the County is causing to homeowners that have purchased homes years before any of these restrictions were even thought about, is wrong. Summit County and Vail Resorts are the ONLY people to blame for the current housing shortage for seasonal workers. They should have thought about solving that over 20 years ago before Vail Resorts was allowed to expand every year to the point we are at today. Shame on the SCBOC for wrongfully penalizing the private citizens that own homes to make up for their own blatant incompetence not holding Vail Resorts responsible. This will undoubtedly end up in court. Another total Governmental waste of Taxpayer money.

I am of the belief that the social and societal benefit of property rights protection vastly outweigh the privatized benefit of increasingly restrictive zoning laws on STRs and impositions on the right to control one’s property. As such, I strongly oppose the cumbersome restrictions on STR, both recently enacted and proposed.

I believe that full time local owners should have the ability to STR their personal properties for a max timeframe to help with expenses and high cost of living.

STR makes ownership of our small, traditional Breckenridge cabin affordable for our family. Removal of this right will force us to sell, almost certainly resulting in the tearing down of one of the few remaining cabins in the area and the building of another modern mansions for a tech industry millionaire.

I don't think it directly affects Keystone, but that doesn't mean you should be okay with the restrictions as a whole. This is about an over-reaching board that is not listening to the communities opinions and are being extremely shortsighted.

I vehemently oppose the restrictions on STRs. This will not only negatively impact home values, but it also negatively impacts local small businesses like independent cleaning teams, handyman services, hot tub maintenance companies, as well as the families that operate our homes as STRs but also continue to visit Silverthorne as homeowners ourselves.

Please remove the STR regulations. Having a cap of any kind what impact the entire community. I am nervous for the livelihood of my home cleaners with these new rules

I strongly support the short term rental community and oppose any significant or overarching regulation that limits the private rights of a homeowner.

YES! Keystone is in unincorporated Summit County. As an example, there are issues with law enforcement responsiveness in Keystone yet the county seems to be prioritizing its legal defense monies on fighting its own tax payers over bad, divisive policies put upon other parts of county - without such contumacious policies, they would not need so much money for legal defenses and could instead put it toward better law enforcement responsiveness for Keystone.

Couldn't agree with you more! The proposal is to limit stays to 26 BOOKINGS, not nights, but we all know the average length of stays are closer to 3 or 4 days, not stays longer than that.

I understand that Summit needs more housing, but punishing those of us that have (and use, often) vacation homes from providing housing to others while they're on vacation is cutting off your nose to spite your face. Summit county thrives on tourism dollars, and there simply isn't enough Hotel space available for the number of guests required for a thriving tourism industry. This will backfire, and you will regret these draconian measures. The new rule of 135 days was already a limiting factor. Replacing that with 26 nights is ludicrous. Daily costs will go up for everyone else (especially locals), and businesses will close.

The proposed language to limit a Type II license to 26 BOOKINGS is RIDICULOUS. There is already a plan/path to reduce the number of licenses to 550 from the current 670 (which I don't agree with, but don't see that changing). During the meeting, data was presented that indicated the average stay in an STR was approximately 3.6 days. If that is accurate, then the current cap of 135 nights would equate to 94 nights moving forward. I can't believe the board took that recommendation without any solid data or further investigation and that is now what is being drafted in the Ordinance. There is a natural cap with STR bookings with respect to number of nights. If they are already limiting the number of licenses, there should be no cap on number of nights. This will no doubt trickle down to the local industry that supports and relies on STR's to keep the local economy going. This nonsense must stop! While I don't have a property at the base of Peak 7 in Breckenridge, I fully agree that this area should be in a resort zone.

I would prefer that the county allow STR and use tax proceeds for programs that like qualified housing and subsidies that directly help employees and others looking for housing in the area. I don't think that putting a STR cap in place is going to actually help those people because there are still plenty of people who will be able to afford to purchase a house and keep it empty instead.

I support to re-zone peak 7 and to have zero caps for nightly stays or license.

Anybody attend the BOCC meeting today on STR Licenses? First reading of the proposed ordinance. Public comments were NOT allowed. Like it would make any difference. It is obvious the commissioners have not listened to home owners like me because the ordinance is almost exactly like it was when they discussed what to do last summer. On February 15, they will "open the floor for comments" before they vote on it. Wonder why they don't want to hear comments beforehand? Maybe because they decided long ago that this would be approved...
