This proposed development is far too big for Marks Tey and its surrounding area. The infrastructure is already straining under the amount of people and vehicles so there is no way it will cope with thousands of extra people and vehicles. Then there is the issue with schools and doctors not having enough capacity. Lastly what will these new homeowners do for jobs as locally there isnt the work avaiable?

Do the infrastructure first and then let's see. Improve A12, A120 OR BYPASS round Marks Tey; get rail involved with more parking, increasing number of trains, entice new businesses into the area, schools - can they cope..are they ready for the influx of children, medical facilities - doctors, hospital

This proposed development is far too large and will swamp local villages.

Having lived in Marks Tey since 1992 I have seen the traffic grow substantially over the years and feel that the roads would not be able to cope with such an influx and there would be no benefit to the local area or community at all. Parking is already stretched for the station and trying to walk anywhere is becoming increasingly dangerous; a man has been knocked over on the A120 just this week and I have witnessed a child being hit by a car also.

With the A120 being a problem as it is and the only way into Braintree, this will only make the traffic which is already almost unbearable even worse.

This is not the right place the a120 is grid locked most of the time already !!!

I FIND THIS ASTONISHING THAT THIS MANY HOUSES IN SUCH A RURAL AREA WOULD BE CONSIDER BY THE LOCAL AUTHORITY. ITS DISGRACEFUL!

Housing development should made where investment will improve an area and where road/rail links are not used to there full potential,not in an area where you already can't get off the slip roads of the A12 queue on the A120 and can't get a seat on the train. I hope Colchester Council listen to the people!

I hope that I shall not live long enough to see Colchester joined to Braintree by unsustainable schemes such as this one. Nearby villages are also being urbanised by a variety of thoughtless and opportunist land grabs. Infrastructure first please.

I am writing separately to express my disquiet at what seems to be a frighteningly large and ill thought out proposal.

A huge project that is underfunded. there is no provision for new jobs. There is no funding or guide on how the traffic will be routed for the a120 of the a12. There is no funding for schools, doctors, hospitals, police or fire services. There has been no concideration for any local input. There is no possible way to improve the rail service as marks Tey train station has no budget for improvement, too short for longer trains and the brand station office woefully inadequate for any increase in throughput. Future designs are not in keeping with the period villages that surround the area. Due to the costs being pushed to the developer it will only create the cheapest houses that comply with regulations, rows or houses the same without any design flare.

The roads and infrastructure will not sustain a town of this size.

A development of this scale is just beyond belief for many reasons; destruction of farmland, small villages becoming swamped by the size of such a development, the number of extra cars on roads which are now unable to take the current traffic, too far from Colchester town to walk or readily cycle, extra burden on hospitals, schools, GP's etc.

The proposed new town development at Marks Tey is absolutely ludicrous. It is far too large, the A12 and A120 are already at breaking point, as is the railway line. There is insufficient infrastructure to support it nor enough job prospects. Futhermore it will ruin local villages and farms which will be lost forever. Many people have spent alot of money moving here to get away from urban living and to have a better life for their families only to be robbed of their friendly local communities.

How will the town of Colchester cope? The roads, the hospital, the schools? This must not happen.

Horrified ! No consultation with local people, building another town before we know where the A120 or A12 development would be. Colchester Hospital has failed two reviews. No space within Schools or Doctors Surgery's. Where is Colchester Councils due diligence, have we considered other locations. Have the council demonstrated that this is the best location with regard to jobs, transport and amenities? Surely near Colchester University or Stansted Airport would be a better location. Most of who would buy at Marks Tey West would then travel elsewhere to work, creating further transport congestion. I know, I drive to Kelvedon Station and see cars bumper to bumper on the A12 and A120, creating further danger on already highly congested routes. Irresponsible! Do the Council not have an obligation to the people that they serve. Where is Colchester Councils Planning ! Clearly it does not exist !

I have lived on the A120 for 50 years. My Father Arthur Frost Snr, ran Sextons Garage & we lived in the bungalow. The Council have been talking about housing & building a Dual Carriageway when we first moved here. To build houses, the Dual Carriageway must come first. The A120 has 2000 vehicles an hour during peak times, there is always a traffic jam outside Buxton Cottages.
