We believe the building of these two high density projects will only increase the current issues with over-crowding of the beach accesses and beach areas, beach access parking, traffic and stormwater issues in the quadrant from the Santa Rosa Ridge south on 393 to 30-A. The county continues a pattern of increasing density by land use amendment from low density designations(Conservation Residential) that were put in place by the Master Plan Project to HIGH DENSITY LAND USES; Infill, VMU, Small Neighborhood, and LDR
This area currently has High Density developments, big and small, under construction or has the future land use potential of High Density development. There is a 70+ unit development east of 393 at Ridge Road; there is a large 30-acre development planned to the west of 393 adjacent to and south of Santa Rosa Ridge subdivision. This traditional NBHD could consist of 160 units including 160 single family homes and condos. DH Horton continues to build in Cypress Breeze and there are numerous small developments with infrastructure that have existing homes and/or vacant lots.
CR 393 is already a heavily trafficked road. It is a major artery for locals, visitors and trades people to travel to and from 98 and 30-A. The number of golf carts that use this road to get to and from Ed Walline Beach access has also increased.
By building a hotel at Gulf Place, so close to the intersection at 30-A, may result in the same adverse traffic situation that is occurring at the intersection of CR395 and 30-A where the V Seagrove-Hotel Viridian is located.
Revision of the Stormwater Management Policy is currently in discussion.
The “100 yr storm of 2014” greatly impacted Gulf Place. The holding pond behind the Artists cottages was overflowing and the South end of Spires Lane was flooded causing severe damage to two beachfront homes across 30-A. As an owner of Dune 4, there is already enough traffic. Why mess with an already crowding area and add more to the congestion?

Agree! Bad enough that Fox Lake just north of Gulf Place will eventually add hundreds more cars, as will completion of housing on east side of 393 opposite S.R.Ridge, and other properties north to 98 can develop! Let's look at the BIG picture. Even w. improved infrastructure problems, our community cannot bear this greedy over -development

The intersection or CR 393 and 30-A is already too congested - becoming like the nightmare at CR 395 and 30-A. Can't handle additional traffic created by this development.

Not only the junction of 393 and 30A, but when I wait 3 light cycles to take a left at 98, I agree that we are already overstretched as it is.

We agree with other petitioners. A motel and such a large condo development would be out of character for our area. Gulf Place, the beach access and general infrastructure is already over stretched for Gulf Place. The junction of 393 and 30A will become impossible.

A motel is not compatible with the character of 30A. I am a full time resident owner and adamantly oppose the additional car,foot and beach traffic.

In addition to overtaxing the already overtaxed infrastructure, the approval of this major project would, also, adversely impact the existing water runoff/drainage system.
