Stop Current Proposal for 650 Unit Crystal Flats Apartment Complex next to Memorial Park

Bad location.

The park needs to stay clear of more apartments.

The ideas and techniques used in this proposal in isolation are absolutely the right way we should be thinking about the built environment. The issue is it is not in isolation and totally destroys the existing surroundings no matter how nice of a building it might be.

This is not needed at this location.

Please rethink this location and even the magnitude of the project

This would be a huge mistake, putting too many people in an area of town that is not properly resourced with infrastructure.

Please do not build a complex in this area. It is place the families in our community can come together for a time of peaceful scenery, recreation, and building relationships. You will deprive our community of beauty and safety by building a complex in this location.

Our community needs this space to remain a park and community area. Contesting it with the proposed plan elements will be detrimental to the community because infrastructure will not keep up, and the space will be over populated. If this type of structure is desired it should be placed out in Promenade Road, Regional Airport Road, or other places where large tracts of land exist with more robust roads to support it. This is mistake for Bentonville.

As a geography major, I understand that population growth brings advancements for the economy, education, leisure. But I am highly disappointed by the lack of planning with this development. Infrastructure if traffic flow, the pollution and noise increase of Memorial Park, and the over crowding of schools., not to mention the increase in crime rate that ALWAYS follows increasing the #of people per square foot (I, apartment buildings)... This development is not ready to be introduced into our peaceful, slow paced community. Nor is our community ready to gentrify and become like the big cities we've moved here to escape

The traffic study is not an accurate representation due to inappropriate timing of data collection. While growth is good, the case for this location for such high density housing is poorly construed and ill-conceived, ignoring the reality of the issues already in the area and ignoring the reasons that attract people to the area.

There are three main issues with this development. First, at six stories and 77 feet it would be one of the tallest buildings in Bentonville. In comparison the Amazeum is 29 feet high. Second, with 650 units on 28 acres it is too dense. This is the maximum allowable units per acre and would consist of 4% to 5% of the total Bentonville population. Lastly, this would absolutely exacerbate all of the traffic issues this area already experiences. The traffic study the city commissioned for this project is shoddy at best and severely underrepresents what traffic counts will look like in the near future.

Not opposed to responsible growth in Bentonville. Very opposed to locating high-density, urban housing IN THIS LOCATION.

Great concept but not the right place for it. Not every green space needs to be developed. Use it to better out parks.

Not a good location!! Honestly a complex that size doesn't belong in Bentonville period!

The size that is proposed for Crystal Flats is asinine and completely wrong for the location. It would cause many safety concerns and traffic problems, as well as make the park hard to use and hard to enjoy for anyone living outside of the development.

I appreciate the innovative building concepts for Crystal Flats. And I understand the desire to develop housing for the targeted demographic. However, I can't fathom a worse location for this immense project. Open greenspace should be vigorously protected in our fast growing community. And the safe, efficient flow of vehicular and pedestrian traffic in this area is a real concern. I strongly oppose this project as it is currently proposed.

This is too big and doesn't fit the neighborhood. Please don't build something so large.

This is not a good idea for so many reasons. Don't ruin the park and create more traffic.

Please don't ruin a great park!
