No, you are missing the point. The entire area is nothing but parks, walking trails, tennis courts, skate park, basketball courts, baseball fields, picnic areas, soccer fields as well as Crystal Bridges, the Amazium and Orchard Park which puts on the 4th of July fireworks and summer concerts. This entire area is made peaceful walks, sports and an overall enjoyment of not feeling like you are not in someone's neighborhood. You, being from Brooklyn have a NY mindset where buildings on top of buildings piled up over Central Park are ok. The people here do not want apartment buildings where we have our fun, family walks, etc.

Do not congest this area with more housing. Totally unnecessary. It's one of the few nice open areas left in Bentonville.

This is an incredibly misleading petition. The verbiage ("the park should be protected," "development in our town's most prominent park," "the workforce housing apartment complex") makes it sound as if the developers are trying to bulldoze a jungle gym to build a slum. The site is in fact located across the street from the park on privately owned land. The park will remain a place for families and children to play. There will simply be more families and more children, which sounds like a lovely addition to a park.
Furthermore, the plan is not for the entire development to be workforce housing. Rather, the plans stipulate that a minimum of 20% of the units be designated as workforce housing, which is not the same thing as low income housing. Workforce housing means apartments available to rent for about $1/square foot, which is nowhere near low income housing rates. (Not that there's anything wrong with low income housing, in my opinion.)
In addition, the traffic study does not take into account a couple factors: 1) Crystal Flats' target demographic (Millennials) just so happens to be a demographic that is increasingly refraining from getting their driver's licenses (ranging from a 24% decrease among 17-year-olds to a 9.9% decrease among 30-34-year-olds in 2014 compared to 1983). 2) The development includes plans for car-share and/or a fleet of e-bikes that will be made available to tenants as a way to encourage them to drive less.
Finally, it is my understanding that it is not the job of the Planning Commission to heed the wishes of the public. Rather, it is their duty to ensure that proposed developments abide by the city's (previously approved) master plan. Crystal Flats does. In fact, the area was already zoned PUD for a previous development that never came to fruition, so, in a sense, the developer's petition to have the area re-zoned as PUD is merely a formality.
I'm all for informed debate and civil disagreement, but this petition hobbles the form

This is the worst possible location for a development of this size and scale. Memorial Park is a landmark destination in Bentonville and is already strained by overuse, traffic, and crowds, particularly during spring and fall sports. Please don't put our children, cyclists, runners, and walkers in more danger, and please do not further tax this great park.

I feel the same rumblings in Bentonville that was felt by the country last election. We aren't being heard! No apartments downtown.

Traffic, safety of pedestrians,bikers, walkers,
Congestion into crystal bridges,kids going to and from school, everyone at sporting events it goes on and on how wrong a structure of this size is for this area.

Not a good idea. We have a lot of apartment complexes all over Bentonville, leave the parks for the families of Bentonville who pay property taxes to enjoy!
